Modern 2-unit villa with heated pool and seaview

The ideal holiday home for up to four couples, one large family, or two families traveling together who are looking for space and comfort: this modern, upscale villa on a hillside with stunning sea views consists of two units on two levels, each with two bedrooms, two bathrooms and a kitchen.

There are even two pools: a large one (approx. 8x4m) for everyone to enjoy (open from the beginning of April to the beginning of November at least), with shaded areas and sun loungers, and a smaller one (approx. 4x3.5m) on the roof terrace. The latter can even be heated (additional cost: €100 electricity costs), up to 30°C depending on the outside temperature, so you can take a dip even in cooler weather and fully enjoy the fantastic view of the Ionian Sea below the house.

You are renting the entire villa with both units. Of the four bedrooms two upstairs and two downstairs three have double beds and one has two single beds that can be joined to form a double bed upon request. Three of the bedrooms have en-suite shower rooms; the fourth bathroom, also with a shower, is accessible from the upstairs living area.

Both kitchens are well equipped and include an induction hob, oven, microwave, fridge with freezer compartment, dishwasher, moka pot, toaster and kettle.

The house is air-conditioned cooling or heating, depending on the season. Two TVs, mosquito nets, free unlimited Wi-Fi (up to 60 Mbps download and 5 Mbps upload speeds), and a washing machine are provided.

An external staircase connects the two floors.

The terraces and garden are also exclusively for your use. A highlight is the outdoor kitchen with a barbecue, sink, and counter space. There is ample parking and even a wallbox for your electric car, which you are welcome to use (electricity is billed together with the house's electricity consumption, see below).



The sea is less than 1 km away as the crow flies. The nearest beach is Marina di Felloniche (sand and rocks), approximately 1.5 km away. The long, golden sandy beaches around Pescoluse are just a few minutes away by car. Supermarkets and several good restaurants are less than 5 km away, as is the town of Santa Maria di Leuca with its lighthouse and marina, the starting point for boat trips along the coast and to the many sea caves in the cliffs, accessible only by sea.





Sheets, duvets and towels are not included. If you don't want to bring them with you from home, regardless of the length of your stay, you can rent them for €26 per person.

Final cleaning is not included and costs €180, unless you clean yourselves before departure.

Dogs and pets are welcome, if you inform us in advance! Surcharge: €150 for the 1st one, €75 each for the others. Usually max 1 large or 2 small ones are allowed, but exceptions might be possible upon request.

We will ask you to pay a security deposit of €1000 before arrival. The security deposit will be refunded within 7 days after departure, if there is no damage.

Electricity costs (and thus where applicable AC, hot water, heating etc.) are NOT included in the price and will be charged based on your actual consumption. The price per kWh charged to guests was €0,42 on 13/01/2026, when this text was last updated. Prices may slightly change over time.

We are obliged by law to verify the identity of all our guests. We will therefore ask you to upload copies of your IDs on our (secure) website to verify your identity before handing out the key code for the accommodation. Your personal data is treated in full compliance with EU data protection laws.

Also, we are obliged to sign a rental agreement with our guests (one person per group). This will be done digitally and requires just a few seconds on your side. You can find a template of the rental agreement on our website.

Parties, gatherings, events or loud music are not allowed at this property unless explicitly authorised beforehand by us in writing.

In case the local municipality charges a tourist tax, we will ask you to pay this separately to us and we will transfer it to the local authorities as required by law.

Please note that, like for all houses in Italy, the power allowance of the house is limited and you might not be able to always use all electric appliances simultaneously. No need to worry: most guests don't even notice this limitation.

Unlimited wifi is included in the price for normal use. Fair use policies might apply. Please note that we cannot guarantee any specific connection speed nor coverage across all rooms in the building. We're happy to provide more details upon request.
