- Upper Loft: Second living area with mini fridge and dedicated workspace, overlooking the main level.
- Bedrooms: Five bedrooms total — three queens, two singles, and one bunk configuration — plus two sofa beds in the living areas, accommodating up to 15 guests comfortably.
- Lower-Level Guest Suite: ADU-style suite with a private entrance, second full kitchen, one bedroom, and a full bathroom — ideal for multi-family groups or anyone who wants added separation.

Guests have full, private access to the entire tri-level home and all its amenities for the duration of their stay. This includes:

- Exterior security cameras are installed to monitor outdoor entry areas only.
- Noise decibel monitors are present inside the home to ensure neighborhood peace. These devices do not record audio or conversations — they measure only volume levels.
- There are no cameras monitoring interior living spaces, bedrooms, bathrooms, or the hot tub area. Your privacy is fully protected.

Check-In & Checkout:
- Check-in: 4:00 PM or later. Checkout: 10:00 AM or earlier.
- Early check-in or late checkout may be available — message us, and we`ll do our best based on the cleaning schedule.

Neighborhood Respect Guidelines
-Our home has great neighbors — let`s keep it that way.
- Quiet Hours: 10:00 PM – 8:00 AM (strictly enforced). Outdoor noise, music, and game room activity should wind down by 10 PM.
- Hot Tub Hours: 8:00 AM – 10:00 PM only.
- Noise Levels: Keep music and conversations at a low volume after 8:00 PM. The neighbors aren`t all Ducks fans — let`s keep the peace after the final whistle.
- Noise Monitoring: Property is equipped with noise-aware sensors (monitors decibel levels only — no recordings).
- If the noise issue persists after notifications, guests are subject to a $200 fine with each subsequent notification.
- Street Parking: Park on the house side of the street in front of our home and in the driveway (up to 4 vehicles). Do not block neighbor access or driveways.

Group Conduct & Guest Guidelines:
- Guest Limit: Maximum 15 guests, including children. Our cleaning team and neighbors know the house capacity — we take this seriously.
- No Parties or Events: Only registered guests may be on the property at any time. The guest count cannot exceed 15.
- Deck Use: Please spread out across the wrap-around deck and don`t crowd one section.
- Kitchen Courtesy: Please clean as you cook and take trash to the receptacles near the garage.
- Pet Policy: Up to 2 well-behaved dogs are welcome. Every pet must be registered in your reservation before arrival, with the pet fee paid. Keep pets off furniture and beds, and clean up after them in the yard. Undisclosed pets will result in a $200-per-pet fine. A $250 pet damage fee will be charged for any pet damage, or for pet waste left inside the home or anywhere on the property.

Hot Tub Rules:
- Hours: 8:00 AM – 10:00 PM only.
- Please shower before use.
- No soaps, oils, bath bombs, or other substances in the water.
- No food or drinks in the hot tub.
- Maximum 6 guests at one time.
- Children must be supervised by an adult at all times in and around the tub.

Safety, Cleanliness, and Property Protection:
- No Smoking: No smoking, vaping, or use of tobacco or marijuana products anywhere on the property, inside or outside — this includes cigarettes, cigars, and vapes. Any evidence of smoking or vaping will result in a $500 fine. Cigarette butts, ash, or packaging left anywhere on the property counts as evidence of a violation.
- Fire Features: You may use the fire pit at your own risk; please fully extinguish it before checkout. The indoor fireplace is an old wood stove that is not operational — please do not use it.
- Game Room: Please treat the pool/ping pong table and gym equipment with care. No food or drinks on the pool table surface. If anything gets damaged, let us know right away — we`d much rather hear about it than find it after checkout.
- Children: Kids under 12 must be supervised when outdoors.
- Security: Lock all windows and doors whenever leaving the home.

Damage Policy:
- Accidents happen — just let us know when they do. We handle accidental damage with understanding.
- What we don`t handle well is finding damage we weren`t told about. Unreported damage will be processed through Airbnb`s resolution center.

Check-Out Checklist:
You don`t need to deep-clean — just leave it in reasonable shape, so our team can do their job.
- Towels: Place all used towels in the bathtub or shower (leave sheets and comforters on beds).
- Dishes: Rinse and load into the dishwasher, add detergent (under sink), and run the cycle.
- BBQ: Clean the grill thoroughly after use.
- Fridge: Remove all food and clean out the refrigerator.
- Trash: Bag all garbage and take it to the trash receptacles next to the garage. Follow the signs on the cans for sorting. Please place trash, recycling, and compost in their designated bins. A $50 fee will be charged for incorrectly sorted items.
- Furniture: Return all chairs, cushions, and furniture to their original places.
- Thermostat: Set to 70°F before leaving.
- Appliances: Confirm all stove burners, oven, BBQ, and fire pit are completely off.
- Doors & Windows: Lock everything before you leave.
