This property has a classic Cape Cod style and is situated in the beautiful Gird Valley in northern San Diego County, overlooking a new vineyard. It is a combination of the main house and the lock-off 1 bedroom apartment. #VineyardViewFallbrook

LIVINGROOM: The living room features wainscoting and original paintings. A couch, love seat, and 4 chairs offer comfortable seating for 9. The armoire contains the 'smart' television with Netflix, DVR and DVD player. Swivel recliners in the living room allow for either theatre-type or 'conversation pit' style seating.
The DINING ROOM is decorated with original art and delft ware, and features a gas fireplace with recirculating air and a dining set that can seat 10.

The FULL KITCHEN includes a side-by-side refrigerator, gas range, microwave, oven, warming drawer, and dishwasher. All silverware, dishes, glasses, and cooking utensils are provided. Counter-top appliances include an Instant Pot, Ninja Crock Pot, and griddle. Coffee maker, hot water kettle, toaster, blender, rice maker, and pots and pans are included. A TV is also located in the kitchen. A second full function kitchen is located in the lock-off apartment.

The second floor contains 2 of the 3 bedrooms: The MASTER SUITE has a romantic 4 poster king sized bed, 2 side tables, 2 dressers, television, and a ceiling fan. There is a massive closet, and two balconies (one on each side of the suite). The master bath features a shower for 2, dual sinks, a refrigerator and coffee pot.
The SECOND BEDROOM is also ensuite, has a queen bed to sleep 2 and a twin trundle bed to sleep 2. It has a balcony overlooking the vineyard, and a cedar sauna, along with a dresser, closet, and television.

BEDROOM 3, First Floor: The lock-off apartment contains a single ensuite bedroom, with a king size bed and sitting area. The bathroom contains a tub and shower.

The LOCKOFF LIVING ROOM / KITCHEN has an open concept living area with a full kitchen, with a great view of the vineyard.

A tall queen sized INFLATABLE BED and bedding is available to expand sleeping capacity to 10 -- it could be placed in either of the upstairs bedrooms, the living room, or dining area.

The home includes a LAUNDRY room, a covered outdoor patio, BBQ and swing overlooking the vineyard. INTERNET / Wifi is included free of charge. Echo devices are supplied throughout the home. The COVERED PATIO includes a dining area that seats 5 along with a wine-barrel 'bar' perfect for happy hour.

The YARD is decorated with crape myrtle trees, succulents, and little surprises, and has been the subject of a local garden club tour.

San Diego County requires an 8% Transient Occupancy Tax be collected for stays less than 31 nights.

A SECURITY DEPOSIT is collected, but it is held by HomeAway and refunded to the tenant if there are no damages beyond ordinary use.

LOCATION: Fallbrook, "The Friendly Village", is a great central location for exploring southern California:
The beach is about 20 minutes away, and the mountains (for skiing) are only 1 hr away.
Temecula's Wine Country is about 20 minutes away, with over 70 wineries and tasting rooms.
Disneyland , in Anaheim, and Sea World in San Diego are 1 hour away.
The San Diego Zoo and Safari Park are easily reached.
A beautiful back-road drive takes you to the Palm Springs Area, about 1.5 hours away.
Temecula's Old Towne features restaurants and a 'dance hall', as well as gift shops and antique stores.
Local restaurants are plentiful (and good!), and golf courses abound, with the nearest one just 5 minutes away.
There are numerous casinos which feature entertainment, dining, and gambling, within a short drive.

The NEIGHBORHOOD: This property is located in a quiet residential neighborhood. The kind of place where everyone waves when they pass you on the street, and stops to talk and exchange pleasantries. There is no 'through' traffic, making strolling about very pleasant. Right up the street is the Live Oak County Park, featuring a fitness route and beautiful Live Oak Trees surrounding picnic tables and walking trails. Our property overlooks a new vineyard and the beautiful Gird valley, which makes for amazingly peaceful views. Our covered patio and swing make enjoying these views and the sunsets very enjoyable.
