Sleeping layout
15 guests across 4 bedrooms and 3 full bathrooms. Bedroom 1: King bed, attached full bathroom (2 guests). Bedroom 2: twin-over-full bunk (3 guests). Bedroom 3: King bed with a dedicated workspace (2 guests). Bedroom 4: two queen-over-queen bunks (8 guests). Three full bathrooms means no morning bottleneck, even with a full house.
Game rooms
Two dedicated spaces so everyone has room to spread out. Garage hangout: pool table, ping pong, foosball, extra paddles and balls close at hand, a Smart TV with Apple TV, and sectional seating for spectators. Indoor game lounge: its own private entrance, Xbox and PS4 pre-loaded with FIFA, Madden, and more, a 30+ title board game library, and a Smart TV for movies or gaming. Both rooms are climate-controlled, so they work just as well in winter as summer.
Hot tub
A 6-8 person heated hot tub under the pergola, running year-round, tucked into a fully fenced and private backyard. Good for winding down after a day on the trails. We handle the maintenance — you just use it.
Outdoor space
Pergola: outdoor sectional seating, a dining table for group meals, and string lights you can plug in for evenings, covered so it holds up against sun or rain. Yard: fully fenced and grassed, with cornhole, spikeball, and bocce provided. Pet-friendly (up to 2 animals), with plenty of room for the whole group to spread out.
Location
5 minutes to Grand Junction Airport (GJT). 5 minutes to Colorado Mesa University (CMU). 15 minutes to Colorado National Monument. 20 minutes to Palisade wine country. 45 minutes to Powderhorn Mountain Resort. 2 minutes to the I-70 Horizon Drive exit. 7 minutes to downtown Grand Junction. Close to the Lunch Loops biking trails. The valley location means no mountain passes, so roads stay clear in winter.

The house
Inside: 6 Smart TVs throughout, fiber Wi-Fi, a full kitchen equipped for cooking at scale, an in-unit washer/dryer, and a dedicated workspace in Bedroom 3. Outside: 2 driveway spots, a rocked RV/camper parking area, dedicated street parking, and a secure garage for bikes and gear. Trash, recycling, and yard waste are pre-sorted for you.
Pets
Up to 2 animals welcome, $50 fee. The yard is fully fenced with a pet scooper provided. One note: the right-side gate has about a 5-inch gap at the bottom, worth watching for small dogs.
Neighborhood respect
We're in a quiet, established residential neighborhood, so we ask that outdoor noise stay low after 10 PM. Indoor gaming is fine anytime — the game rooms keep sound contained. The hot tub sits inside the fenced yard, so late soaks are fine too, just keep voices down. We trust groups to be considerate of the neighbors nearby; disruptive behavior, damage, or safety violations are grounds for cancellation without refund.
Hot tub care
Please shower before getting in, keep glass away from the tub, and skip food or drinks in the water. When you're done, clip the cover on both sides. Someone from our team usually comes by Thursday mornings to check and maintain it.
Trash and recycling
Pickup is Mondays. Outdoor bins are by the back patio: dark green for regular trash, light green for yard waste, blue for recycling. Inside, the kitchen bins go left to right: left is trash, middle and right are recycling. Someone on our team typically stops by Sunday evenings to take the cans out.
Yard care
We also have a neighborhood teenager who mows the lawn on Wednesdays.

Check-in and check-out
Check-in is 4:00 PM, check-out is 10:00 AM. Entry is by smart lock, with a code set to the last 4 digits of the phone number on the booking.
