Welcome to FamiLee RosenHütte! Everything you need to enjoy Helen Georgia is right here! This stunning golf-front (1st hole) upscale cabin is located with-in the Innsbruck Golf Community. At the FamiLee RosenHütte you are able to enjoy the privacy and beauty of being in the North Georgia Mountains, enjoy all the fun year round activities in downtown Helen, play a round of golf, enjoy some outdoor activities at Unicoi State Park, or stay in and watch your football team win on our FUBO account. (FUBO is available Aug-Feb)

The bedrooms are perfectly set up for multiple families, or friends.
This cabin features 7 beds and comfortably accommodates up to 14 guests:
Primary Suite: King Bed + Full-size Sleeper Sofa, featuring a private balcony and en suite bathroom.
Guest Bedroom 1: Queen Bed, featuring a private balcony and en suite bathroom.
Guest Bedroom 2: King Bed.
Guest Bedroom 3: Queen Bed with a private en suite bathroom.
Game Room: Queen-size Pull-out Couch.

Dogs are familee too! We have dog leashes (bear wise), as well as built in dog crates inside the lower game room area.  We also supply dog treats and toys. Note: do not leave dogs outside unattended, or unleashed.

Stay here and enjoy beautiful views of nature, as well as views of the golf course from the master balcony! Enjoy beautiful fall foliage in the Hot-Tub, around the firepit, or on one of the 3-story decks. This is a great place to enjoy FamiLee gatherings.

On the spacious decks you can enjoy other outdoor activities. We have a cozy outdoor lounge area, cornhole, and cozy firepit surrounded by Adirondack chairs. We also have a gas grill with plenty of outdoor seating for dinner with a view.

Lunch or dinner plans? If you're not enjoying one of the many restaurants around town, you can cook inside the full kitchen or out on the gas grill. Gathering your family around the large farmhouse table and enjoy some delicious family style meals or eat outside on one of our patio tables.

After a long day of fun, it's time to wine down.  There is no better place to unwind then in the Hot Tub overlooking beautiful nature serenities. So grab your glass of wine, relax, and reflect on all the fun memories made. The best part is knowing you can do it all again tomorrow.  

Rainy days, no problem, you can enjoy movies on one of the many TVs,  High speed internet, or play some classic family board games. We also have a mini billiard table.

RosenHütte is located within the secure, gated Innsbruck community. Stay here and enjoy access to an array of amenities, including a seasonal outdoor pool, tennis courts, and pickleball courts. Additional facilities within the community's Valhalla Resort include the Valhalla Golf Course (which may involve separate fees), dining options, and a spa, all enhancing the exclusive and private nature of the neighborhood.

We are conveniently located in a gated golf community, 7 minutes from downtown Helen, and 7 minutes from Unicoi State Park. 

Have you ever stayed inside a gingerbread house?!?! During the months of November- end of January we turn into a magical GingerHutte. GingerHutte is located in a charming Christmas town in the north Georgia Mountains.


FUN FACT: Helen, Georgia's Oktoberfest is the longest-running Oktoberfest celebration in the United States. The festival began in 1970 and offers a traditional Bavarian experience with German food, music, beer, and dancing in the town's Festhalle, bringing German culture to the Blue Ridge Mountains for over 50 years.

-Must be at least 25 years old to book
-Photo ID may be required upon check-in
-Additional guest fee after 10 guests
-Smoking is allowed outdoors using ashtrays provided
"NO SMOKING INSIDE"
-Dogs allowed, larger dogs over 50 pounds will be considered with prior approval. Non-refundable pet fee is required
-Quiet time is from 10pm-8am. Must be respectful of the neighbors.
-Dog must not be unattended outside due to wildlife
-No Events
-All garbage must be put into secure Bear box outside

Parking Policy:
Our driveway accommodates a maximum of 6 standard vehicles.
Please note that street parking and trailers/towables are strictly prohibited by the neighborhood; unauthorized vehicles will be towed at the owner's expense.
Due to the steep incline of the driveway entrance, we cannot accommodate lowered cars or modified handicap vans.

--Hot Tub--
-The Hot tub should be covered and shut when not in use.
-The cover is to be set directly behind Hot Tub when in use. DO NOT place cover on grass.
-Pregnant women and person with health-related illnesses should consult physician before using Hot Tub
-Hot Tub water should not exceed 104°. Temperatures over 104° can pose serious health risk, including heat stroke.
-Children should not be left unattended in Hot Tub
-NOTE: Hot Tub water is changed after each booking
- No glassware in the Hot Tub

-NOTE: We offer 1pm early check-in for a $75 fee (not always available)
-NOTE: We offer a 1pm late check-out for $100 fee (not always available)
-NOTE: Propane is provided for the grill.

This property has two exterior security cameras:
-both on the front yard, and driveway
