The Space:

Villa Cartenì is arranged over three levels, each hosting an independent apartment accessed via external stairs. This unique layout allows guests to experience the villa both as a shared space and as separate living units, each with its own kitchen, living area and sleeping quarters.

The property is connected through a series of terraces and stone pathways leading from the villa down to the garden and private pool, creating a natural flow between indoor and outdoor living.



Ground Floor

The ground floor is designed as the main shared living space of the villa, centered around a spacious open-plan kitchen, dining and living area.

This level includes two double bedrooms. A separate full bathroom is located within the living area.

Large openings connect the interior spaces directly to the outdoor terraces, providing easy access to the garden and the path leading down to the pool.



First Floor

Accessible via an external staircase, the first floor hosts a fully independent apartment.

This level features a bright open-plan kitchen and dining area, a comfortable living space and access to a balcony overlooking the surrounding greenery.

The apartment includes one double bedroom and one twin bedroom. The double bedroom features an en‑suite bathroom, while an additional full bathroom is available for shared use.



Second Floor

Always accessed via the external staircase, the upper floor hosts the third independent apartment, with direct access to a spacious terrace designed for outdoor dining and relaxation.

This level includes an open-plan kitchen and dining area, one double bedroom and one twin bedroom.

Two bathrooms are available on this floor: one serving the sleeping area and a second bathroom positioned close to the living area and terrace.

The terrace, directly connected to the living space, is one of the highlights of the villa, offering open views over the surrounding landscape and creating the perfect setting for sunset and relaxed moments.



Outdoor Spaces

The outdoor areas are one of the defining features of Villa Cartenì. A series of terraces and pathways lead through gardens with olive and lemon trees, creating a peaceful Mediterranean setting.

The private swimming pool, located on a lower level of the property, is one of the most appreciated elements of the villa and offers a perfect space to relax throughout the day.

Pool heating is available from April 1st to June 15th and from September 15th to October 30th upon advance request, at no extra cost, with a maximum temperature of 28°C.

Outdoor dining areas, bbq, shaded patios and sun loungers complete the space, making it ideal for both relaxation and shared moments.



Access, parking and mobility

Parking is available within the property for up to three compact cars.

Due to the nature of the area, access to the villa reflects the authentic countryside setting, with the final stretch of road becoming narrower. For this reason, compact cars are strongly recommended for ease of movement, while vans or larger vehicles are not suitable.

The property is arranged over multiple levels and includes a number of steps to access the upper floors as well as the pool area, and may therefore not be suitable for guests with reduced mobility.



Guest Access:

Guests will enjoy exclusive use of the entire villa.



The Neighborhood:

Villa Cartenì is located in a quiet and authentic area of Massa Lubrense, offering a more local and relaxed atmosphere compared to the busier coastal towns.

Monticchio, with a grocery store, restaurants and local services, is approximately 1 km away and can also be reached on foot via a set of steps in about 5 minutes.

The villa is well positioned to explore the surrounding area, with Marina del Cantone (6.5 km), Sorrento (10 km), Positano (17.5 km), Amalfi (34 km) and Naples (58 km) all within comfortable reach.



Getting Around:

Parking is available within the property for up to three compact cars.

Due to the nature of the access road, compact vehicles are strongly recommended, as the final stretch is narrow and reflects the typical countryside setting. The property is not suitable for vans or larger vehicles.

The last part of the access includes a short walk from the parking area to the villa.

Other Things to Note:

Arrival and Departure: Check-in is available from 3:00 PM to 10:00 PM, and check-out is by 10:00 AM. Early check-in or late check-out may be available upon request and subject to availability.

Tourist tax: €3 per adult per day, applied for the first 7 nights. This tax is required by the Municipality of Massa Lubrense and is payable in cash upon arrival.

Usage policy, events and allowed services

The property is suitable for small private celebrations and weddings, subject to prior approval. All event coordination is handled exclusively by the Feeling Italy Concierge team, with a dedicated wedding planner. Wedding planning services are mandatory and quoted separately, and event fees may apply.

Should you intend to use the property for any kind of commercial activity, such as photo shootings or filming, please inform Feeling Italy at the time of booking, as this is only possible with prior written approval. Private parties, events or large gatherings are not allowed unless explicitly agreed in advance.

External suppliers, including private chefs, catering services or event vendors, are not permitted. All services must be arranged exclusively through Feeling Italy.
