While Pinnacle Pointe sits on over 600 private acres, sound carries surprisingly well across the mountain valley—especially at night.

We want you to fully enjoy your stay, celebrate, and spend time outdoors. We simply ask that all outdoor music and noise remain at a respectful volume, particularly during the evening and overnight hours.

If music or noise becomes excessive enough to disturb neighboring properties or results in complaints, guests may be required to lower the volume immediately, and repeated violations may result in additional fees or termination of the reservation.

📝 Rental Agreement
All guests must sign a rental agreement after booking confirmation. If you’re not comfortable signing, you may cancel within 1 hour of receiving it for a full refund.

🧾 Guest Verification
For safety, guests may be asked to complete a check-in form with a valid government-issued ID and a selfie to confirm identity and age (25+), even if already verified on Airbnb.

💳 Security Hold
A $1,000 credit card authorization hold is required after booking confirmation to cover potential damages.

🛌 Sleeping Capacity
Sleeps up to 24 guests, including 2 on the sofa bed near the master suite and 2 on the upstairs hallway pull-out. For larger groups, please contact us before booking.

The alarm is disarmed during your stay. Please do not tamper with it — if triggered, it automatically contacts police.

The outdoor areas are monitored 24/7 for safety. There are no indoor cameras.

Regular pest control is performed, but as a mountain estate, occasional bugs may appear. Our team is happy to assist if needed.

🦌 Wildlife Notice
You may see deer, wild turkeys, and on rare occasions, a bear. Never leave food outside and keep trash in sealed bins.

🗑️ Trash Policy
Please place all garbage in the designated containers and ensure lids are closed to avoid attracting wildlife. Trash pickup is usually every Thursday, if you need an additional pickup let us know.

🔧 Amenities & Maintenance
🧼 Pool & Hot Tub
Serviced weekly, usually on Tuesdays. While we aim for spotless conditions, weather or prior guest use may affect appearance. Pre-arrival cleanings can be arranged with 48-hour notice for $200 (subject to availability).

🔥 Pool Heating
Available for $200/day, set to 87°F. Please request at least 48 hours in advance.

🔄 Pool Enclosure
The pool has a retractable enclosure to keep the pool warm and useable in the winter. Please do not attempt to open or close it by yourself.

🪵 Fireplace
The main-level wood-burning fireplace is for decoration only – please do not light the wood.
In the basement, you’ll find a propane fireplace—feel free to enjoy it using the instructions provided.

🛶 Lake Use
Kayaks and a boat are provided. They’re not cleaned between guests—lake water does the job! Life jackets are available. Please re-secure items after use.

🌿 Landscaping
Typically occurs on Thursdays. Let us know if you`d prefer no service during your stay.
