Summary:

A modern four-bedroom villa on the edge of native bush in Bob's Cove – 12 minutes from Queenstown, but a world away from the crowds. Step out to a hot tub with mountain views, or walk five minutes through beech forest to a sheltered beach on Lake Wakatipu. The separate self-contained studio flat makes this ideal for two couples, a family with grandparents, or a group wanting their own space.



The Space:

You will arrive to a light-filled home where floor-to-ceiling glass pulls the mountains inside. The open-plan living area flows onto a wide deck with the hot tub, BBQ, and views across to the ranges.

The kitchen is fully equipped for serious cooking – stone benchtops, quality appliances, and enough space that two people can work side by side without negotiating. After dinner, settle into the main lounge with its 60-inch TV, or retreat to the dedicated media room where a 100-inch screen turns movie night into an event.

The main house has three bedrooms: a king master and two queen rooms, served by three bathrooms (one en suite, one family, one guest). Linen is crisp, beds are comfortable, and blackout curtains keep the room dark for a proper sleep-in.

The separate studio flat has its own entrance, queen bedroom, bathroom, kitchenette, washer and dryer, and air conditioning. It's completely self-contained – perfect for guests who want to keep their own rhythm.

Out the back, the lawn opens onto a reserve with a zip-line and enough flat grass for cricket, frisbee, or letting kids burn off energy. The deck is where you'll spend your evenings – tongs in one hand, drink in the other, watching the light change on the mountains.

You have full private access to the entire property during your stay, including the main three-bedroom villa, the separate self-contained studio flat, all living areas, decks, outdoor spaces, hot tub, and BBQ area.

By Car: Recommended for maximum flexibility. Queenstown Airport is approximately 20–25 minutes away. Free on-site parking is available for multiple vehicles.
