- Pets: A maximum of 1 well-behaved dog is allowed at a supplement of GBP30 per week or part week. Second dog strictly on request (will be charged separately at the same rate). If the charge is not taken by this platform we will contact you after booking to arrange. Please: No dogs on furniture/beds. Do not leave them unattended. Keep them under control at all times (there are children and livestock nearby). Bring your own dog bed, bedding and towels. Clean up all mess/hair etc prior to departure.
- Search online and contact us direct for stays over 21 nights (we cannot administrate these via this platform).
- A security deposit of GBP200 is a condition of booking, which will be pre-authorised 14 days before arrival against the payment card you have provided. If we are unable to pre-authorise against this card, we will contact you after booking to arrange.
- Trades and business bookings: with prior agreement only.
- Once you have placed your booking request, before we can process your booking we will require some simple additional information such as postal address, direct email and guest details. Please do not book if you are unable to provide this, as we cannot offer a refund on this basis.
- Arrival and departure times are clearly stated. As our properties can be booked right up until the last minute, we are unable to confirm early check-in or late check-out requests until 24-72 hours prior to your arrival/departure. Should you prefer to guarantee any such request now, please add an additional night to the start and/or end of your booking.
- Insects are an inevitable part of both rural and urban life, as is wildlife in gardens, but virtually all species found in the UK pose little or no risk whatsoever. While all our homes are cleaned and checked prior to your arrival, we cannot eliminate all insects or prevent them from making an appearance – nor prevent a spider from spinning their home in your home.
- Top tip: Adding another night or two may only cost a little extra, or sometimes nothing at all! This is a great way to add some flexibility to your stay (please let us know if you plan to arrive the day after your start date).
- Please contact us if you are interested in a stay of over 21 nights (a short-term let).
- Kitchen facilities: single electric fan oven with grill, 4-ring electric hob, tall fridge-freezer, dishwasher, washing machine, microwave, kettle, toaster, cafetiere, Nespresso coffee machine (standard pods, a small quantity of pods are provided).
- Iron, ironing board, clothes airer, hairdryer provided.
- A reasonable supply of logs for the stove in winter, and some charcoal for the BBQ in summer can be provided, please speak to the owner on arrival.
- Open bay storage for bikes is available, secure storage for e-bikes etc can be arranged on advance request. e-bike battery charging is not allowed due to fire risk.
- Please note that the garden is open to the rest of the owners’ smallholding farm. This includes a private residence, another holiday home, stables, fields and paddocks. While the surroundings are generally safe, some fields have electric fences, animals may nip if fingers are offered to them, there is a pond in the woods, and there may be some machinery around, so please ensure children are supervised and dogs are kept under control.
- The track to access the property from the main road is well maintained, however it is unmade and undulating and may not be suitable for low cars. Please check with us if unsure.
- Free private parking on the driveway next to the cabin, with space for 2 cars.
- One infant up to 12 months old and not at walking stage is welcome in addition to the total guest capacity of this home. 1 travel cot (please bring bedding) and 1 highchair are available on advance request.
