Sun Lakes enforces an age restriction policy: at least one occupant must be 40 years or older to access amenity guest cards, with children permitted to stay for a maximum of 30 days. Individuals under 19 may not reside in the home for more than 30 days. HOA office hours are Monday through Thursday, 8:00 AM to 4:00 PM, and Friday, 8:00 AM to 12:00 PM. Appointments are required to secure amenity access, which incurs an additional fee not included in the rental rate.
For stays of 30 days or longer, an electricity allowance of $200 per month is provided, with guests responsible for any excess usage.

Amenity cards, granting access to Cottonwood and Palo Verde pools, gym, pickleball, tennis, and clubhouses, are available for $250 per stay for two individuals, with an additional $30 per week per extra guest.
