LUXURY LODGE ON THE ARKANSAS RIVER NEAR SALIDA COLORADO

Conveniently located 6.5 miles east of Salida, the Arkansas River Lodge features a 5,200 square foot residence sitting on over 13 acres of riverfront. The property includes a boat ramp, numerous trails to access productive fishing holes and natural warms springs.

The Lodge is 1 mile from the Captain Zipline Adventure Park and ATV rental.
The space
The lodge is comprised of three levels, each offering a range of distinct amenities.
LOFT:
Features a luxurious master bedroom with gorgeous westerly views of the river and mountains.
Enjoy a relaxing soak in the burnished iron clawfoot tub while enjoying views of the river and distant mountains. The large space adjacent to the bedroom serves as a dressing room, a place to sit and enjoy a book or roll out a yoga mat.
The amenities include a king bed with wrought iron frame, a double sink vanity with separate water closet and enclosed shower. There are hanging wardrobes and drawer space for your clothes and personal effects.

MAIN FLOOR:
Features a fully equipped chef’s kitchen and island with seating for four, an 8 person dining area, an area to sit and enjoy the fireplace and an entertainment area with 60” smart TV. This space is complemented by a 600 square foot, south-facing deck overlooking the river equipped with a large Weber grill.
The main floor also features a large bathroom with double sinks, a large, enclosed shower, a separate water closet and a urinal. There are shelves containing fresh towels that also double as storage areas for guests’ belongings.

BASEMENT BEDROOM
Upon descending the stairs there is a separate bedroom with a queen bed. This area has a large closet with mobile wardrobe and small library. The walls are adorned with hanging textiles and vintage maps. This room has a warm, cozy feel and is great for sleeping in and watching laptop movies.

MAIN BASEMENT/FLEX AREA
Through the next door is a 1,300 square foot entertainment/flex space that can accommodate sleeping for 4. It is complete with a separate ADA entrance, a large sectional sofa centered around a 65” Smart TV, a ping pong table and 2 bunk beds with twin mattresses. The area also houses the laundry area, which includes a commercial size washer and dryer. Near the basement exit is a large refrigerator, beverages cooler and additional storage.

Outside the door is a table and chairs as well as a Colorado-themed, competition-style corn hole area. A few more steps towards the river brings you to the outdoor fire pit area overlooking the river. This area features Adirondack chairs for 6 and plenty of space for relaxing around the fire, listening to the river and watching for the local wildlife.

In addition, guests have access to 2,000 feet of frontage on the Gold Medal waters of the Arkansas River.

"The Ark" is world-famous for its healthy and plentiful brown trout population. There are numerous great fishing spots along the property. A trail system parallels the river and makes access simple.
Other things to note
Note that Fremont County Road 45 (CR 45) is maintained by the county. However, after heavy (rare) snowfall, the road may not be plowed immediately. A 4 wheel-drive vehicle is recommended during winter months when significant snow is forecasted.

The property has satellite internet through DISH. Due to download capabilities of satellite internet, streaming videos via Netflix, Amazon is usually interrupted by buffering.
