We stayed in the cottage in Jan. of '26 and had a delightful time. The hotel (more of an inn) is located within a few blocks of all our favorite Santa Barbara hangs, and the cozy, peaceful environment inside was particularly nice. The cottage itself was lovely, very private with a feeling of seclusion, and well worth what we paid. I just wish the bed were one big mattress rather than two small ones pushed together.

Stayed in the cottages vs the main hotel. New restaurant just opened. Food good just a few start up kinks to work on. Only complaint nothing major for breakfast just muffins and coffee. Walkable to downtown Santa Barbara. Downtown was a real disappointment. Almost abandoned at 8pm on a Friday night. X

They send you a text saying to text or call for any questions. When I texted them, they only responded once out of the three times I texted so I had to call them. They said they do housekeeping daily. I left at around 11am and made sure the Do Not Disturb sign was taken down. Came back to the room around 4pm and the room was not cleaned, even though the room across from us was being cleaned when we left.

This is a downtown property so there is no expectation for an ocean view. Room for improvement: 1. The property does not have enough parking spaces for all its occupants. So we were forced to find street parking which was a hassle late in the evening. 2. Also there should be enough breakfast pastries for all your guests because breakfast provided was only coffee and pastries. The property is great, well maintained, clean and is in great location.

I was excited to have a room with a fireplace, only to find out that it’s a little fake log in the fireplace that let out a bunch of fumes in my room. Obviously not happy with that. Disappointed to also find out that the ice machine was broken. The room felt tired, though I realized because I did not book through the hotel directly, I might not have had the best choice. I decided to leave early and the staff was very nice and was as accommodating and sympathetic as they were able to be so no problem there. However, Hotels.com went way out of their way to accommodate my request, and I have to say I was very happy and impressed by Customer Service. The Upham is overall a lovely historic property, and charming. They have always had a really nice restaurant on site. It’s walkable to many great spots to eat and explore in downtown Santa Barbara. I have stayed in other bed-and-breakfasts in town who go out of their way to provide yummy treats in the room, and spend more attention to detail. Uphams’ nightly cookie treats, for example were Oreos… believe they are working on restoring some of the rooms and that will be a welcome change.
