Here's what you can expect at Ivy's Cottage:

**DOWNSTAIRS**

LIVING ROOM: Roku TV, fireplace with gas logs, couch, sitting chairs

KITCHEN & DINING: fridge, stove/oven, microwave, dishwasher, toaster, Keurig, island with seating, dining table & chairs (w/ additional leaf for extra seating), bench

MASTER BEDROOM: queen bed, single daybed, & dresser

MASTER BATHROOM: double sinks, vanity, toilet, shower, closet

2nd LIVING AREA/4th BEDROOM: full size sleeper sofa, Roku TV, kids books and toys, half bath, laundry room

SUNROOM: table & chairs, seating area, board games

BACK DECK: string lights, custom wood bar w/ stools, loungers, seating

OUTSIDE: HUGE yard for throwing frisbees, etc, tree swing, hammock, fire pit, option to set up outdoor movie screen and projector, basketball goal, outdoor gas grill

CLIMATE CONTROL: Ivy's Cottage has central heat and air (2 zones for upstairs and downstairs)

PARKING: There's plenty of off-street parking in the driveway. One guest commented that it's a "boat friendly destination for those looking to fish the beautiful Chick River."

PRIVACY: When in town, my husband and I live in the basement apartment (separate, private entrance) and will have our car there. You'll have full use of the house and yards, and we will respect your privacy.

WIFI: We provide guests with 2 hotspot wifi's.

OTHER THINGS TO NOTE:
1. We provide the fire pit, you bring the lighter, wood, etc.

2. The movie projector connects to a laptop or DVD player.

TAXES: While VRBO collects and remits our VA state taxes, James City Council requires us to collect an additional 5% lodging tax per reservation.

Ivy's Cottage sits off a main road for faster accessibility. We provide sound machines in each bedroom for any of our light sleepers.

*When in town, we live on site in the private basement apartment but you won't see or hear us, except in the driveway from time to time.

Ivy's Cottage is a stand alone home on 2.25 acres of land to give it the feeling of the country while maintaining easy access to anywhere in the area.

So we really enjoyed the house and the location of this property. The house was beautiful and described accurately. I gave 5 stars because we really enjoyed this place, however, we did want to mention the mattresses could use an upgrade. I stayed in the room with 3 twins, the mattresses were hard and frames were squeaky. My sister stayed in the other bedroom upstairs and also mentioned the bed could be upgraded. My bestfriend and her family stayed in the master downstairs, she could not sleep in the bed and had to sleep in the small daybed with her son because the bed was too uncomfortable for her. I completely understand that it’s very hard to have beds that everyone is satisfied with but the consensus of 5 adults was that we loved the house, location, atmosphere but the beds were the downfall. If the beds get an upgrade we would 10000000% stay here in the future!

This place was very clean. The only thing missing was an ironing board, but we made due. Amazing place and close to everything in Williamsburg. We would love to stay again. Maybe in a little cooler weather.

Charming and perfect for our family

Charming house with all the amenities. There was plenty of room for our group of 5. Prefectly located near all the attractions we participated in;Bucsh Gardens, Colonial Williamsburg,outlet shopping mall, Go Ape Ziplining. AThe Two Drummers Smokehouse was the best place to eat. There was a small issue with the furnace and the property managers/owners were right on it. The repair was done within hours of reporting it. I definitely recommended Ivy Cottage to anyone.

Perfect Location

We were in Williamsburg for spring break. Ivy’s Cottage was the perfect central location to Colonial Williamsburg, Yorktown, Jamestown and Busch Gardens. We never had to drive more than 20 minutes to get anywhere. You never know what level of “clean” you are going to get when you rent a property, but I will say in this case, the house was SUPER clean, which I thoroughly appreciated. The owners were also great at communicating anything that was needed.

Colonial Williamsburg

We enjoyed our stay at Ivy’s cottage. We wanted to visit Colonial Williamsburg, Yorktown and Jamestown. Not wanting to stay in “downtown” Williamsburg we found Ivy’s cottage which was the perfect distance to everything we had planned during our week stay. We are not much for eating out especially trying to get back after dark. We were able to make all our dinners there in the kitchen as they had all pots, pans, and utensils needed. The porch was very nice as was the entire property. It was a great size for anyone with families. Owners do live on site in basement when they are in town but you only see if you happen to be in driveway when they are. Did not have any issues but I know owners are available if the need should arise. My dad and I love visiting Virginia and this trip to Williamsburg area and our stay at Ivy’s cottage was Perfect. Thank you!

Perfect for our visit to Yorktown

We really enjoyed this lovely little home. The upstairs rooms were perfect for a couple and 2-3 kids and there is also a nice large bedroom downstairs. The kitchen and living room were perfect and there was a nice reading/sun porch and second tv room for kids. Nice large backyard. Everything was available. We really didn’t have to bring anything. The only slight drawback, I would say, is that it was a little closer to the split 4-lane than we thought so that might be a concern for those with young children or light sleepers. Overall, we had a great stay!

Williamsburg Christmas getaway

This property was very cozy, clean and nicely decorated. It was a great location for us. We went to Busch Gardens and colonial Williamsburg, the property was a quick drive to both places. Would definitely stay there again. We’d like to visit the area when it’s a little warmer!

Adorable Listing!

This house has everyone you need for a comfortable stay. It was clean, spacious, comfortable, and centrally located to all attractions. The back yard was amazing! Highly recommended for large families, or a family with small children.

Williamsburg Getaway

Ivy Cottage was perfect for our trip with adult kids to this area. The rooms are decorated so nicely, the beds are comfy and the kitchen well stocked. The location is perfect for getting to the historic areas and Busch Gardens quickly and easily. The Ivy team was very prompt to respond when I texted them. I would definitley stay here again!

Great spot

The location was great. Easily accessible to the local points of interest. We came for the historical triangle and would recommend all the spots, even those worried about tourist traps. We spent half a day in Newport News Park and were impressed with how good it was as an accessible scenic wilderness.

Wonderful family getaway!

We loved our time at this sweet location. It’s in a great location and the owners were very accommodating when we had to move our dates around. The house is cozy and perfect for friends or family to get away! There is plenty of space to spread out of people wanted to, but we stayed gathered at the kitchen table talking or in the den with the coziest fireplace the most! The Wi-Fi was great and we used the Keurig coffee machine a lot. We even accidentally left something and they quickly helped us with the process of getting it’s shipped to us! We highly recommend staying at this VRBO!

Good stay

House was reasonably well updated, very clean, has a great backyard and overall a very nice stay. It ended up not being an issue but the house is right on a main road and though we never say them, there are tenants living in the basement of the house. We would stay again.

Relaxing home away from home

They had everything you think you could need. Cozy and accommodating since family was unsure if they we able to stay. Unaware that the property owner was staying in the same house, basemen, with young children but we tried our best to keep them from running and screaming constantly. Likes that it was close access to many things but not right in the rush of things either. Very pleased!
