A winding path through lush greenery offers exclusive access to the lake, leading to a beach with crystal-clear waters and a privileged view of Isola del Garda.



Staying at Villa Excelsior means living in history, occupying the exclusive spaces on the ground floor and mezzanine level of this iconic residence. The experience begins at the entrance staircase, which leads to the majestic Art Nouveau veranda.



Once the vibrant heart of social gatherings, this bright, windowed space now welcomes guests with elegant corner chaise longues, offering a peaceful retreat for afternoon rest or reading.



The living area opens onto two large, symmetrical salons that define the home’s noble character. The first, dedicated to conviviality, features a long wooden table ideal for formal dining, while the second is a lounge devoted to relaxation, enhanced by an antique piano that helps create a unique atmosphere.



The kitchen is a perfect blend of past and present: the original historic structure has been carefully restored and enriched with modern, designer elements, ensuring both functionality and style. The floor is completed by a first bathroom with shower, finished with great attention to detail and equipped with a washing machine.



The villa’s comfort extends outdoors, where a dedicated area allows guests to fully enjoy the tranquility of the surroundings. Here you will find a cozy lounge area for relaxation and an outdoor table, perfect for open-air breakfasts or atmospheric dinners under the stars.



A wide internal staircase leads to the mezzanine level, where the sleeping area comprises three spacious double bedrooms and a fourth single room. Upon request, the latter can accommodate a second bed, allowing the villa to host up to eight guests. A second bathroom with both shower and bathtub conveniently serves the sleeping area, ensuring privacy for all guests.



Guests will have exclusive use of the impressive spaces on the ground floor: approximately 350 sqm of interiors, complemented by an additional 100 sqm of monumental Art Nouveau veranda. This unique environment is furnished with lounge areas and chaise longues overlooking the Italian-style garden. The available area includes the kitchen with dining room, living room, three double bedrooms, a fourth single bedroom, and two full bathrooms.



Outside, the private patio located at the side of the villa is for exclusive use. It is equipped with a table, chairs, a relaxation lounge, and a barbecue, offering the perfect setting for outdoor dining and enjoying the summer breeze in total privacy.



The magnolia park, a beautiful green space enclosed by hedges and small gates (also ideal for those traveling with pets), is shared with the property. The owners reside on the first and second floors of the villa—with a separate and independent entrance—and may pass through the park during your stay. However, the independence of access points and the vastness of the property ensure a discreet coexistence and full respect for your privacy.



Outdoor spaces and lake access



Completing the property, on the left side of the villa, there is a private, fenced patio, ideal for guests traveling with pets. This space, directly connected to the kitchen and dining room through large French doors, is surrounded by greenery, with hedges and trees providing natural shade and coolness.



The atmosphere is made magical by the gentle sound of the Bornico stream flowing beside the property, creating a relaxing backdrop for your outdoor moments.



The area is fully equipped with a barbecue, a relaxation lounge, and a dining table—perfect for starting the day with breakfast in the greenery or ending it with a dinner under the stars. Upon request, we can also arrange a private chef in the villa.



The true privilege of Villa Excelsior is its exclusive access to the lake. Crossing the main road, you can reach a private pedestrian path through a reserved gate, whose key will be provided at check-in.



With a short and pleasant walk through nature, you will reach the enchanting Fasano beach: a peaceful spot with crystal-clear waters, where you can relax while enjoying spectacular views stretching from Monte Baldo to the bay of Toscolano Maderno.



The property includes private parking with two spaces in a secure, gated courtyard.
