Paradise Hills is a private 2.5-acre luxury resort estate designed for unforgettable group stays, celebrations, retreats, and family getaways. Surrounded by peaceful rural scenery, guests enjoy exclusive access to the entire property, combining resort-style amenities with spacious modern living and entertainment.

The estate features 6 bedrooms and 4.5 bathrooms, comfortably accommodating large groups with thoughtfully designed sleeping arrangements throughout the home.

Downstairs features a guest bedroom with an ensuite bathroom and 2 queen beds, comfortably sleeping up to 4 guests. The main level also includes a fully remodeled modern kitchen with brand-new appliances, a formal dining room, breakfast area, and two separate living rooms — both complete with cozy fireplaces.

Upstairs is highlighted by a massive 1,000-square-foot entertainment great room featuring a large countertop bar, pool table, premium sound system, and private home theater perfect for gatherings and entertainment.

Sleeping arrangements include:

• Primary Suite — 2 king beds sleeping 4 guests, plus a trundle sofa bed with 2 Twin XL mattresses sleeping 2 additional guests. Includes a spacious en suite bathroom.
• Bedroom 3 — Custom bunk bed setup with 2 full beds and 1 Twin XL bed, sleeping up to 5 guests.
• Bedroom 4 — Features 2 bunk beds with 4 single beds total, sleeping 4 guests.
• Bedroom 5 — Large bunk room with 2 custom bunk beds, each including 2 full beds and a Twin XL roll-out trundle, comfortably sleeping up to 10 guests.
• Bedroom 6 — Kids room featuring 2 triple bunk beds sleeping 6 guests total.

Paradise Hills also offers incredible outdoor wellness and resort-style amenities including a full warehouse gym, illuminated pickleball and basketball court, large mini golf course, outdoor wood stove barrel sauna, hot tub, kids playground, and kids wall playground.

The resort-style pool experience is truly unmatched. Guests can enjoy a relaxing lazy river, shallow wading pool, tropical waterfalls, grottos, waterslide, and multiple entertainment areas surrounded by lush landscaping and palm trees. Please note that both the lazy river and wading pool are approximately 4 feet deep, designed for both relaxing adults on floats and children to enjoy together. The adults pool features an 8-foot deep end along with waterslides and multiple cascading waterfalls for a true luxury resort experience.

• All reservations are subject to background checks, signed waivers, and rental agreement approval.
• The exact number of guests and pets must be fully disclosed prior to check-in.
• Undisclosed guests or pets will result in additional fees and may lead to cancellation of the reservation.
• Nightly rates are based on the total number of guests staying at the property.

Parties & Events:

• Unauthorized parties, gatherings, or events are strictly prohibited.
• Weddings, retreats, celebrations, productions, or special events must receive prior written approval from the host.
• Additional event and venue fees may apply subject to ownership approval.
• The separate outdoor event room / wedding venue is NOT included with standard reservations and cannot be accessed without a separate approved reservation.
• Unauthorized gatherings will result in immediate cancellation of the reservation without refund.

Quiet Hours:

• No loud or amplified music is permitted after 9:00 PM.
• Please respect neighboring properties and maintain reasonable noise levels at all times.

Smoking Policy:

• NO smoking of any kind is permitted anywhere on the property at any time.
• This includes cigarettes, cigars, vaping, hookah, marijuana, or any other smoking devices.
• Evidence of smoking will result in additional cleaning and damage fees.

Pool & Outdoor Amenities:

• Pools can be heated upon request with advance notice and additional fees:

- Adults Pool + Spa: $250/day (Pool 85°F / Spa 104°F)

- Spa Only: $100 /day

- Wading Pool + Lazy River: $500/day (Maximum 82°F)

• Please note:

- The lazy river and wading pool are approximately 4 feet deep and designed for both adults and children to enjoy.

- The adults pool features an 10-foot deep end with waterslides and waterfalls.

- Children must be supervised at all times around all water features and amenities.

- Guests use all amenities at their own risk.
Security & Safety


- The estate is equipped with several exterior security cameras and noise monitoring devices that comply with Airbnb policies.

- Cameras are located outdoors only and are used for guest safety, occupancy verification, and property protection.

- Tampering with security devices is strictly prohibited.

Property Care:

• Please treat the home, furnishings, and amenities with care and respect.

• No glass containers near pool areas.

• Do not move indoor furniture outdoors.

• Any damages, excessive cleaning, or missing items may result in additional charges.

Fire Features:

• Outdoor fire pits, BBQs, and sauna must be used responsibly and attended at all times while in use.
• Please fully extinguish all fires after use.

By booking Paradise Hills, guests agree to follow all house rules and acknowledge that violations may result in cancellation of the reservation without refund, removal from the property, and/or additional fees.
