Quietly nestled in the heart of the Istrian countryside this beautifully presented property effortlessly blends modern luxury with rustic charm. The traditional stone villa has been thoughtfully built into a hillside providing access to the ground floor from the driveway at the front and access to the third-floor living spaces from the property\'s sun terraces, pool and outside dining area at the rear (also accessible via stone steps on either side of the house).

With a modern swimming pool, a luxurious jacuzzi, a BBQ area, an outside dining space and five separate terraces, this property has been perfectly designed for alfresco living. Whether lounging by the pool, enjoying a soothing soak in the jacuzzi or admiring the incredible views from one of the terraces guests are promised an idyllic retreat.

Inside, the spacious villa has been arranged over three floors with three separate living areas, seven bedrooms and five bathrooms. A large eat-in kitchen-diner and generously designed living room occupy the top floor. The living room is furnished with two comfortable sofas, an armchair and a flatscreen smart HDTV. Both interconnecting rooms enjoy access to terraces and the pool area, and are finished with cool tiled floors and high wood-beamed ceilings.

The property enjoys two kitchens. The main kitchen is fitted with; an induction hob, an oven, a coffee machine, a microwave, a dishwasher, an American fridge freezer and a large dining table. An additional, smaller kitchen can be found in the breakfast room which is also furnished with a flatscreen smart HDTV, a sofa and a dining table for four.

Location

Located in the northern part of Istria, near the border with Slovenia the property is situated in the small hamlet of Kajini, a 6-minute drive from the town of Buzet. Often referred to as the \"City of Truffles\" due to the surrounding truffle-rich forests, Buzet is a charming medieval old town with narrow cobblestone streets and historic architecture.

The surrounding area offers opportunities for outdoor activities including hiking and cycling. The natural beauty of the Mirna River Valley provides a scenic backdrop for exploration and the Parenzana Trail a former railway route (a 50-minute drive) is another great destination for outdoor enthusiasts.

Other popular excursions include; a trip to the picturesque medieval town of Motovun, famous for its film festival and incredible views of the Istrian countryside and Mirna River Valley (a 25-mimute drive). A day trip to the hilltop town of Pazin (a 35-minute drive), overlooking the Pazinčica River, the town is known for its medieval Castle, museum and waterfall. For those in search of sand and sea, the Slovenian Riviera is a 50-minute drive from the accommodation.
