New hotel, conveniently located with nicely designed social space and bar area. Rooms to a good standard and staff very polite and helpful. Having a five seat cinema for guest use was a nice touch. Would recommend.

Yes but no housekeeping during our stay, despite requesting it. Breakfast on Sunday was quite chaotic in its delivery but then with guests sitting in all communal areas, it would be difficult for staff to keep track. However the staff were all very pleasant and helpful

The reception staff were lovely and very friendly, unfortunately the breakfast staff were not particularly friendly. The room had a window open when we arrived! A winters raining day in Edinburgh, it was freezing! Took a long time for room to heat up once window closed. Great location.
