The Space:

Set in the heart of Bayswater on Queensborough Terrace, this spacious 86 m² apartment offers two bedrooms and is located on the basement floor of a residential building with no lift. The property is professionally cleaned and prepared before each guest’s arrival.

The apartment can accommodate up to six guests, including children and infants.



Bedroom 1 has a private en-suite bathroom with a shower over the bathtub. A second full bathroom is accessible from the hallway.



Living space



The comfortable lounge provides a pleasant place to relax after exploring London. It includes a flat-screen TV, along with a dining table and chairs for shared meals.



Guests also have access to a private terrace. Please note that smoking is strictly prohibited both inside the apartment and on the terrace.

The fully equipped kitchen includes everything needed to prepare meals during your stay:

Important information



Check-in: Self check-in is available from 3:00 PM. Keys must be collected from a nearby collection point.



Guests arriving after 7:00 PM who require an in-person key handover must contact us at least 24 hours in advance. The following late-arrival charges apply:



* 7:00 PM–9:59 PM: £50

* 10:00 PM–12:59 AM: £90

* After 1:00 AM: £120



Please note that any late check-in fee must be paid in cash upon arrival. We will always try to accommodate arrival arrangements where possible, provided we receive advance notice.



Check-out: No later than 10:00 AM.



Refundable damage deposit: An £800 security deposit must be completed before arrival. Payment may be handled through an external provider such as Stripe, Swikly, or Flywire. Following a routine inspection, the deposit will be refunded in full within 14 days after check-out.



Maximum occupancy: Six guests in total, including babies and children. The stated occupancy limit must not be exceeded.



Smoking: Smoking is not permitted anywhere inside the apartment or on the private terrace.



Parties and events: This is a private residential apartment and cannot be used for parties, celebrations, or organised events.



Guest Access:

Guests have exclusive use of the entire accommodation throughout their stay. Complimentary Wi-Fi, bed linen, towels, soaps, local information about London, restaurant suggestions, and other essentials are also provided.

About the Notting Hill area:

Notting Hill is one of London’s most distinctive neighbourhoods, known for its colourful period houses, the lively Portobello Road market, and its welcoming village-like character. The area offers a wide choice of cafés, restaurants, boutiques, and independent shops while still retaining a calm residential feel. Notting Hill Gate station provides convenient access to the Central line, and Hyde Park can easily be reached on foot.



Getting Around:

Queensway and Bayswater Underground stations provide convenient access to the Central, Circle, and District lines, while Hyde Park is within easy walking distance.



Other Things to Note:

Please be aware that the Wi-Fi connection may occasionally be disrupted by wider network issues affecting the local area. For added security and to help maintain a peaceful environment, a noise monitoring device is installed near the entrance to the property. It does not record conversations and is not positioned in any bedroom or bathroom. The listing photos are intended to represent the property as accurately as possible, although small changes or updates may not always appear immediately. From time to time, the management team may require access for inspections, repairs, maintenance, or viewings. Wherever possible, this will take place between 8:00 AM and 7:00 PM and with reasonable advance notice. In the event of a genuine emergency, immediate access may be necessary without prior notification. We will always aim to communicate clearly and minimise any disruption to your stay.
