Set in vibrant Gipsy Hill, an authentic and up-and-coming London neighbourhood with great local cafés and pubs. Excellent transport links nearby mean Central London is just minutes away, ideal for work, leisure or family stays
Welcome to your home away from home in South London.
This beautifully presented, light-filled house offers generous space, stylish finishes and a warm, homely feel throughout. With two inviting living rooms, there’s plenty of room for families or groups to relax and spread out, each with comfortable seating and a Smart TV for easy evenings in.
At the heart of the home is a spacious, fully equipped kitchen, perfect for anything from quick breakfasts to shared evening meals. A dedicated dining area seats up to 6 guests, making it easy to enjoy time together.
The home features three beautifully finished bedrooms - two doubles and a king - all fitted with high-quality mattresses and toppers for a restful night’s sleep. Two bathrooms, including a bathtub and a shower, add comfort and convenience.
Step outside and you’ll discover something truly special: a large private garden with a dedicated gin terrace. You can even see Crystal Palace Tower! With its generous space and peaceful atmosphere, it creates a rare feeling -you’d never guess you’re still in London. It’s the perfect spot for morning coffee, long summer evenings or relaxed drinks.
The location is one of South London’s best-kept secrets. Gipsy Hill and nearby Crystal Palace are loved by Londoners for their village-like feel, vibrant food scene, independent cafés, vintage shops, markets and great pubs. It’s an authentic slice of London life, full of character and local favourites.
Excellent transport links are nearby, with trains and Overground connections getting you into Central London quickly and easily.
This is a spacious, comfortable and characterful base that gives you both the energy of the city and the rare luxury of outdoor calm.
Guests will have the entire home to themselves.
The house has internal stairs. For this reason, it may be less suitable for guests with significant mobility difficulties or wheelchair users.
* Standard check-in time is 4pm onwards, and check-out time is before 11am.
* Please note that a minimum of £100 will be charged for misplaced, lost or damaged keys - please be careful with them
*The full address will be provided prior to your check-in, together with the access details.
* The property is cleaned and is set up to be remote access.
* The linen and towels are removed from the property after each stay and replaced with freshly laundered supplies.
*Mid-stay cleaning sessions/linen can be organised on request for additional charge
*We provide single-use toiletries for the first two day of your stay
*Our lovely neighbors have families and need to protect them so if there is any excessive noise or music at antisocial hours, we will be notified and so will the local council. Please be sure to respect this wonderful community of neighbors.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
