Overall, I do not recommend this vacation rental. Reviewer Comments: We have enjoyed this great house for at least 10 years. It has been perfect for our family, however, this year the house was a disappointment. From leaky faucets to beach chairs that collapsed from rust, to mattresses that have become lumpy and massive bugs we've never before experienced, the house didn't feel kept up. For these and other reasons we are moving to another house next summer.

The size is perfect for us, it is beautifully maintained, and we love the location. The Roberts surprise us each summer with new games to play on the beach and new items in the house. They leave us an amazing gift basket and ensure we are well taken care of throughout our stay. We do have one suggestion - all three adult couples found the kings sized beds very uncomfortable. Did the mattresses change? Were the pillow tops added this year? Are the sheets different??? Not sure what the issue is, but we all had trouble sleeping on these beds. Thanks for listening.

Pool and Jacuzzi in good working order and well maintained. 3 mins to hospital, grocery stores, shoppings. Walk to Jennette Pier. Great location to explore north and south. Really well stocked kitchen with ice makers, kitchen appliances, pans, utensils, etc. Property management was extremely responsive. Great stay, great week!

However, future visitors should be made aware that directly next door is a new large home that is a venue for weddings etc. The week we rented, there was a 100 guest wedding/reception that was beautiful but noisy till after midnight. The photos of Beach Royalty do not show the new structure. Also, we had an issue with roaches.

Very clean, well kept. I would highly recommend putting a garbage disposal in if possible. Also, the shower fixtures need to be replaced. No one wants to take a shower with rusty fixtures. One week was too short for me. Would love to rent this house again. Beautifully decorated in a fun, whimsical way.

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This was our 8th year staying at Beach Royalty. To me, the name says it all. This is bound to be the best outfitted house anywhere on the Outer Banks. This house is so comfortable and contains anything you might ever think you will need while vacationing on the Outer Banks, plus a lot more.
