Positives:-Place was beautiful and clean, bed was comfortable, great location and walking distance to everything.Negatives:-Owner rarely responded to any of my messages and was very difficult to get questions answered and problems resolved. Temps for the week we stayed were in the 90’s, and we had no AC until the night before we left. Portable unit in penthouse is not big enough for a room that size and runs off ice…ice machine didn’t work . They gave us extra towels for our family of 5, but wasn’t able to get a single washcloth the whole time we were there. Also, we were given the wrong code to enter the building. Luckily there was someone there able to let us in and give us the correct code.

Great location, nice and tidy place, easy to fit 5 people with 2 on the bed and one on each couch. Downsides: little soundproofing, A/C didn’t work too well and sometimes had loud rattling.

The penthouse was really lovely! I booked the space for a small group of friends to have a place to hang out and spend an extra night in the city after a work conference. Everyone remarked on how lovely and comfortable the space was! Check-in was very easy and the host gave us all the info we needed for a smooth arrival.

The location is fantastic - easy to get to just about everything and the space you get compared to a hotel room is great. There are two futons in the living room. Two small people might be able to sleep on one, but probably not comfortably. The second futon cannot sleep two, unless maybe they're young kids. We lost water for half of our stay - as did some of the other units in the building - and had to use the bathroom in the adjacent restaurant. This was not ideal, but luckily, we were out most of the time. This was also an issue noted in another review. Check-in was easy with the access details sent ahead of time by message. However, response time for other communication was sometimes slow. I am still awaiting a response to a review of being overcharged for my stay. It was brought to the host's attention over 3 months ago and my 4 follow up status checks have gone unanswered. If not for the lack of response to the overcharge issue, I'd no doubt return and recommend this place.

The place is beautiful and big (both are hard to find in NYC). The location was in walking distance to Times Square and our shows. The host is a bit slow to respond but we did not have an urgent request (just a noise that was pretty loud ... it was never resolved during our stay. The ice maker doesn't work (FYI) ... we would loved to have it but not a big deal. The loft has the king sized bed and the other two beds were pull out couches (pretty comfy) in the main area. If you rent this, note that one elevator goes to the PH and one goes to the 12th floor where you walk up to the PH level. I highly recommend this place.

Highly recommended!

We took our teenage boys to NYC and this property was plenty of space and a great location. A five minute walk to the subway, 5th avenue, Time Square, Bryant Park. You could easily walk to Central Park if you wanted and some great restaurants and coffee shops on the same block. I would recommend this to anyone I know over any hotel. The property manager was very quick to respond to any communication and was very accommodating to our requests.

The apartment was beautiful. It is centrally located to everything. The clerk in the lobby was very helpful. We appreciated having a place to store our luggage after checkout and before we could go to the airport. The place was just like the photos as advertised.

Location, location, location

This was my first trip to NYC and I had a blast! The property is in the perfect spot - it seemed like a 5 minute walk was all it took to get where I wanted to be. I was able to park directly in front of the hotel which was a relief and saved at least 40 a day for parking.

Great location, clean, great NYC experience

It’s two blocks from Times Square, and 3-4 from Grand Central Station. Very secure. Two elevators, only one runs to the top floor, so a few times we would get off on the 12th floor and run up the stairs. The central A/C didn’t work, notified host but received no response. Thankfully it was in the 60s, so we opened the windows and left the window unit upstairs running. There was a portable AC on wheels, that we turned on at night. Yes, the big bath is halfway up the stairs. My kids liked to hang out in that little nook. The jets on the tub didn’t work though. I wouldn’t say this place sleeps six. We had two adults in the king upstairs, and then each of the three kids took a couch. Two of the couches fold down flat. One of our kids is a teenager and was too tall for any of them, so his legs hung off. We would stay again, definitely not in the heat of summer though. However, we did notice multiple portable space heaters for the winter.

The location of this penthouse was perfect to see NYC! Everything was very walkable! The king-sized bed was very comfortable. The laundry in the basement was convenient. However, I’m not sure we’d stay again. In the 48 hrs before we were to arrive, we had to contact VRBO twice to get our host to respond. When she did respond, she was kind. When we arrived at the location, we discovered many things were broken: the jetted tub, the ice maker, outlets, etc. – and the blinds on the large floor-to-ceiling window were broken, so we couldn’t close them at night. We found garbage under the couch. Additionally, we were disappointed that the only refrigerator is a mini-fridge; We were told it had a freezer compartment, but it doesn’t. The roll away bed that was made available to us was so bent/damaged that it collapsed multiple times when my daughter was trying to sleep on it. My husband did his best to repair it – as the service desk to which we were directed wasn’t manned most of the time and the phone number for the service desk “in case of emergencies” was literally “out of service.” A fuse blew at least twice (not sure why – once was while we were sleeping), but we were able to find the fuse box ourselves and get the power running again. All that to say we had a wonderful time in NYC - we were hardly in the penthouse (mainly just to rest at the end of each busy day). It did provide a covered place to sit, shower and sleep. I was glad the thermostat worked.

Perfect Location

The best part about this VRBO was its location...two blocks or less from Times Square & important subway/bus stops while also less than a mile from Central Park, countless great restaurants, 5th Avenue shopping, etc. The host was also very easy to communicate with & got extra bedding to us within an hour of us asking, so we appreciated that! We had four adults, and the sleeping arrangements worked mainly because we're all pretty easy going & not high maintenance. However, the twin sofa beds were pretty rough...we kind of thought they'd be pull-out sofas, but they were more like futons. We're young & made it work, but I wouldn't recommend older adults stay here unless you're good with that kind of sleeping arrangement. Another issue we ran into is that there was only one functioning elevator with a max capacity of 3 people at a time. This room is all the way in the penthouse (13th floor), so it would sometime take 15 minutes for the elevator to make its multiple trips up and down for our entire group to get up/down the building. My friend & I climbed 13 flights of stairs a few times, but again, that would not be an option for older people wanting to stay here. Again, we just kind of chalked up the sleeping/elevator situations to the nature of a midtown NYC building and counted it part of our experience. We had a great time and would definitely stay here again!

Amazing Location- Good for family with kids

Can’t beat the location. The apartment is very charming but sleeping arrangements include a loveseat sofa and futon beds for family of 5. It worked for us having small humans but I don’t think it would have been very comfortable for 5 adults. I did have to go in search of extra bedding the first night for the futons as there wasn’t sheets/blankets for the sofas and to replace the sheets on the king bed in the master as these did not look fresh. We would stay here again as the place was charming and right where we wanted to be in Times Square
