THE APARTMENT

This 2 bedroom apartment located on the 3rd floor, fully renovated in November 2025, is spacious, bright and fully equipped. It is the ideal location for traveling with family and friends.

LIVING ROOM:

The spacious and inviting living room is designed for both relaxation and comfort. It features a comfortable sofa, a large Smart TV, and a dining area perfect for enjoying meals together. A small desk provides a convenient workspace for remote working, while the second balcony overlooking the pedestrian street is a lovely spot to enjoy a coffee and soak up the vibrant atmosphere below.



KITCHEN:

The fully equipped kitchen has everything you need to prepare meals during your stay. It features a dishwasher, hob, microwave with grill function, Nespresso coffee machine, and all the essential cookware and utensils for a comfortable and convenient stay.





BEDROOMS

Both bedrooms overlook a peaceful inner courtyard, ensuring quiet and restful nights. The first bedroom features a luxurious Super King-size bed (180 × 200 cm), a wardrobe, a TV and access to a private balcony. The second bedroom also offers a Super King-size bed (180 × 200 cm), a wardrobe and a full-length mirror, providing the same high level of comfort.





BATHROOMS

The apartment features two modern bathrooms, offering extra comfort for families and groups. The first bathroom has a walk-in shower, washbasin and toilet, with a window providing natural light and ventilation. The second bathroom also features a walk-in shower, washbasin and toilet, as well as a window and a washing machine, which is particularly convenient for longer stays.



GOOD TO KNOW:

Set within a charming bourgeois building, the apartment retains its authentic character, including a traditional compact elevator, typical of Nice’s historic architecture (please note that you will need to walk up one flight of stairs to reach the lift).





NEIGHBORHOOD:

Located on Rue de France in Nice’s central Carré d’Or district, the apartment is just a few minutes’ walk from the beach and the Promenade des Anglais. The area is safe, vibrant, and highly walkable, with excellent bakeries, cafés, restaurants, supermarkets, and shops nearby. The pedestrian shopping streets, Place Masséna, and Old Town are all within walking distance, while the tram provides easy access to the airport and train station. A perfect location for enjoying both the seaside and the city’s lively atmosphere.

- By confirming the reservation for this property, the tenant/ guest accepts our Terms & Conditions



- All of our properties are strictly non-smoking - including balconies and terraces.



- They are provided with linen and towels as booked and have a hairdryer, iron & ironing board, toiletries (including hand soap, shower gel, shampoo) and basic start up pack including toilet paper, bin bags, dishtowels, sponge.



- Please note: We provide 1 beach towel per person. We only ask that you wash them in the available washing machine before you leave (detergent is provided by us).



- Please note that our check-in hours are from 4pm to 8pm. We will be happy to welcome you after 8:00 pm. However, please note that if you arrive at the apartment between 8:00 pm and 10:00 pm, you will be charged a late arrival fee of 20€ , from 10:00 pm to midnight 30€ and from midnight to 1:00 am 50€. After 1am it is up to the check-in manager to check you in or not and the fee is 100€.

Fixed Check-in Fee only for the Christmas/ New Year’s period - 24th, 25th, 31st December + 1st of January (late fees included): 4pm – 8pm: 50€ ; 8pm – 10pm: 75€ ; 10pm – 12am: 100€ ; 12am – 1am: 150€ ; After 1am: 200€.

The late check-in fee can be paid in cash or Credit Card and is due at check-in.



- Pre-Check-in Information - To make your arrival as smooth as possible, you will receive a secure link after your booking to complete a short online pre-check-in form through our property management system.

The form only takes a few minutes to complete and helps us prepare everything for your stay and your check-in. It also enables us to comply with French legal requirements for short-term rental accommodations.



- We also give you the opportunity to book little extras as a surprise for your loved ones or simply for your own convenience. You will find out more about our upsells in the Pre-Check-In message you will receive about 3 weeks prior to your arrival.



- Baby travel cot and high chair can be book through our Pre-Check-In form 3 weeks prior to your stay (one-time rental fee for baby cot: €20; one-time rental fee for high chair: €15 – each to be paid during Check-In). Please note that we do not provide bed linen for the baby cot. We also ask that you return the cot and/or high chair cleaned, otherwise we will have to charge you an additional fee of €20 (each).
