· The house is located in the locality of Palafolls (province of Barcelona) and has been declared an architectural heritage building.



· The farmhouse is unique and has been recently renovated and equipped, with handmade wooden furniture that stands out.



· The property is located near the beaches of the Costa Brava (Blanes, Lloret, Tossa de Mar) and the beaches of the Costa de Barcelona (Malgrat de Mar, Santa Susanna, Pineda, Calella).



· Has a large private swimming pool for exclusive use by guests. The 8m x 4m pool is saltwater (chlorine-free) and has an outdoor shower.



· The entire property and swimming pool area are fenced for the safety of families with young children.



· There are two outdoor dining areas: an outdoor dining room near the stone barbecue and another near the swimming pool.



· The garden has a football pitch with a goal that pleases children... and adults very much.



· The 250 m² house, on a plot of 2,500 m², is distributed as follows:

· In total, there are 5 rooms with beds for 18 people and 2 baby beds (this is the maximum capacity of the house and no more people can be accommodated).



· The house has central heating with a boiler and gas radiators.



· There is no air conditioning. There are fans in the rooms.



· There is a free open-air car park.



. Barbecue Usage:

The use of the barbecue may be limited or prohibited according to municipal orders, especially during the summer months, due to the risk of fire.



· You can walk or cycle on the paths around the house and walk to the Palafolls castle, with a spectacular view of the region.



· It is necessary to have a car because the house is located in a rural area and there is no public transport.



· It is well served, only 5 minutes by car from the access road to the Costa Brava (GI-682).



· Just 45 minutes from the city of Barcelona by motorway (C-32) and 30 minutes from Girona (N-II motorway).



· Just 20 minutes by car from the beaches of the towns of Blanes and Malgrat de Mar.



· 10 minutes by car, there are shops, factory outlets of major brands, restaurants and supermarkets in the locality of Palafolls.



· The water park and Marineland dolphinarium in Palafolls are only 7 minutes away by car.



· Barcelona-El Prat Airport is 85 km away and Girona-Costa Brava Airport is 30 km away.



Guests on the property:

· The house is rented entirely for exclusive guest use.

· The maximum capacity of the property is the number of people indicated in the property details, including adults, children, and babies.

· The house can only accommodate the number of people specified in the booking and there cannot be more people staying or visiting at the same time on the property.



Registration:

· The minimum age for booking and check-in is 18 years.

· It is mandatory that all guests present an official legal identity document (identity card or passport) during check-in. No other document will be accepted.

Late arrival and departure:

· Late arrival option from 7:00 PM to 9:00 PM: Price £50 per booking (payment upon arrival)

· Late arrival option from 9:00 PM to midnight: Price £100 per booking (payment upon arrival)

· Out-of-hours check-in option with small safety box at the reception desk at no charge.



· Failure to arrive on the day of check-in will result in no refund of the reservation.



· Payment of the mandatory tourist tax: Price 1€ per night/person over 16 years old and maximum payment for 7 nights.



. Deposit guarantee of 700 euros. It will be blocked on a bank card at the time of key handover.

In the case of a cash payment, you will need to provide an IBAN number for its reimbursement by bank transfer.



Cleaning:

. The house must be properly tidied, dishes clean, and rubbish placed in the street containers before check-out, otherwise, a fee of £100 will be deducted from the deposit.



IMPORTANT:

In properties where pets are accepted, owners must ensure they pick up faeces and clean up urine. Failing to do so will result in a cleaning supplement of 100 euros being deducted from the security deposit.



Beach towels are not provided.



Keys:

· Loss of property keys: Price of £100 per reserve to be paid upon delivery of the new key set.

· Keys forgotten inside the property or in the main door lock and need for opening by a locksmith: the price will depend on the technician's rate and will be paid on-site to the technician.



Rules:

· Guests agree to respect the property rules and, in particular, to not make noise at night between 10:00 PM and 8:00 AM.



· No party or celebration is permitted on the property.



· Pets are allowed, with an additional cost of £6/day/animal. Stays longer than 7 days will pay a maximum of £42/animal/booking.



· It is forbidden to smoke in this accommodation.



It is forbidden to light candles or any other object that may cause a fire in the accommodation.
