The villa is situated near Palaia, an 11h century town famous for the quality of its truffles and recognized by UNESCO.

The town has all the main shops and is a perfect setting out spot for visits to Pisa, Lucca,
Pistoia, Firenze, San Gimignano and Volterra, not to mention Tirranean coast and
the Apuane Alps.

The villa, recently restored, has maintained its original architectural characteristics
and has been transformed into a charming country villa laid out on three floors.

It is surrounded by a 4000 sq. meter park which offers tranquility and shade thanks to its
pine wood.....the perfect place to read a good book and enjoy a glass of wine
surrounded by the pleasures of the nature.

In front of the villa it is possible to enjoy dining outdoors, using tables and chairs protected by a large umbrella.

The spectacular pool (unusual measurements of 18 x 9 mtrs and 140 cms depth)
offers good swimming as well as pleasant freshness.

It is on a natural panoramic terrace looking out over the surrounding vineyards. Ideal for an evening aperitif it offers privacy and a solarium with pool loungers and umbrellas. As well as the main pool and just next to it there is a small pool for children (6x6 and 50 cms. depth). The villa has Wifi Internet connection, inside and also on the veranda in front.

There is a ping-pong , laundry area in an outside building and exclusive parking.

The outdoor area is fully equipped with appropriate furniture.

The property has a wine and olive oil production.

The access o the property is by an asphalted road which finishes in a brief tract of un
paved road.

The villa is antique with floors in cotto and stone and an atmosphere of luxury and one can breathe in the past comforts.

The furnishings are one with the architecture and thanks to their precious details, recapture the antique splendor......good taste, the tonalities of the colors chosen, the furniture, the paintings.

The style is a mixture of luxurious and rustic, thanks to the vaulted ceilings in brick, the original stone walls, ample sitting spaces, and the carpets and curtains in well-chosen materials make the surrounding atmosphere luminous and comfortable.

The principal lounge is the more rustic, with vaulted ceilings and big fireplace, which, being next to the kitchen, also permits genial cooking classes.

The second lounge, more elegant and colorful, is perfect for tasting the typical, traditional Tuscan dishes and a good glass of wine in the company of family and friends.

On the first floor, the bedrooms (each completely different from the other )have a unique, elegant and classical style and all have en suite bathrooms.

On the second floor the bedrooms are in a more rustic style, all with air conditioning and en suite bathrooms. Three cots are available on request.

Ground floor: entrance, lounge room with stereo and t.v, dining area with fireplace, second dining room, kitchen (stove, freezer/fridge, microwave,dishwasher, water boiler, American coffee machine) with access to the outside and a bathroom with shower and wc.

First floor: bedroom with two single beds and access to panoramic terrace, bathroom with tub and shower; double bedroom with access to the terrace , bathroom with shower; 3 double bedrooms with en suite bathrooms.

Second floor; double bedroom with double bed and a single bed, en suite bathroom; 3 double bedrooms with en suite bathrooms ; one double bedroom with double bed and one single bed bedroom with en suite bathroom. All with air conditioning.
