Parking lot was large enough and on the main road to walk into historic downtown. There was easy restaurant access next door and across the street. We were able to check in a little early with no charge but checking out was a definitely time of 10 AM or they charge a full night. We made sure to check out at 9:50 AM. The gentleman at the desk was quite gruff, unfriendly and unresponsive to even a friendly hello when we checked in and out. No smiles either. This is a 2-story building with no elevator so be prepared to carry luggage up a flight of exterior stairs if assigned a 2nd floor room. The room was visually clean and the bed was very firm but surprisingly comfortable....not a high quality mattress. There was damage to the closet door and the tub/shower tile grout could use a good cleaning to remove mold stains. The window A/C unit was good at cooling the room down. It was off when we checked in so the room was musty smelling. The location is good for a nice walk over the Lion's Bridge into Historic Downtown St. Augustine without having to deal with parking, which is difficult to find in downtown. We witnessed a car being towed out of the parking lot so they are quite serious about ONLY active guests of the Inn can be parked in their lot. For the Price, it was a good value but don't expect much!
