THE SPACE

Beach Bum Estate combines the privacy of a vacation home with the service of a boutique resort. The Guest House, Private Studio, and Beach Bum Lounge provide more than 4,000 square feet of indoor space, plus a 12,500-square-foot pool courtyard.

Beach Bum Lounge is the indoor entertainment, dining, hospitality, and gathering center. It includes arcade games, theater-size entertainment, game consoles, a commercial pool table, fitness equipment, coffee bars, and access to the courtyard and Private Studio. Our Chef Kitchen is also located in the Lounge and is reserved for the host's preparation of guest perks.

The estate is well suited to multi-generational families, couples, golfers, reunions, and groups wanting shared gathering areas plus private sleeping spaces.

OUTDOOR WELLNESS AND SALT THERAPY

The Clearlight/Jacuzzi sauna includes full-spectrum carbon and ceramic heating, chromotherapy, and a HALO ONE halotherapy salt system. The sauna is located outdoors near the courtyard amenities.

POOL, SPA, AND COURTYARD

Pool and courtyard hours are 7:00 AM to 10:00 PM.

Pool heating performance depends on outdoor weather. When temperatures fall below approximately 50 degrees Fahrenheit, the large pool may not reach or maintain its normal heated range.

LOCATION

Beach Bum Estate is in Lutz, close to Tampa and Wesley Chapel attractions while remaining far enough away to enjoy privacy, wildlife, and a tranquil residential setting. Typical drive times vary with traffic:

- Tampa Premium Outlets: approximately 10 minutes
- Busch Gardens Tampa Bay: approximately 15 minutes
- Wesley Chapel dining and shopping: approximately 10 to 20 minutes
- University of South Florida and Moffitt Cancer Center: approximately 15 to 25 minutes
- Tampa International Airport: approximately 25 to 30 minutes
- Downtown Tampa: approximately 30 to 60 minutes
- Gulf Coast beaches: approximately 30 to 60 minutes
- Orlando attractions: approximately 60 to 90 minutes

A vehicle is recommended, although rideshare service is generally available.

GUEST ACCESS

Guests have access to the private Guest House, Private Studio, shared entry transition area, pool bathroom, courtyard, grilling area, outdoor sauna, pool, spa, and Beach Bum Lounge. The Chef Kitchen inside Beach Bum Lounge is reserved for the host and authorized food preparation.

The Guest House and Studio have private living areas and separate entrances. There is no interior access from the guest accommodations into the host's private residence.

HOST AND PROPERTY TRANSPARENCY

Beach Bum Estate is an owner-hosted, family-run property. The host and close family members live in a completely separate private residence on the estate. A trusted family friend may also assist with the property.

Access to the private residence and Beach Bum Lounge occasionally requires the host or family to pass briefly through portions of the courtyard or breezeway. You may also see the host performing quiet morning pool maintenance, refreshing the coffee area, preparing guest hospitality offerings, or walking the family's friendly Labrador retrievers, Luke and Leia.

The host and family do not use the listed resort amenities during guest stays. These brief pass-throughs are part of the property's layout and are handled as quietly and respectfully as possible. Guests maintain full privacy within the Guest House and Studio.

The host cares for close family members, including two autistic brothers. Everyone is kind and respectful. They may occasionally say hello or may not respond when greeted, so please do not be offended. The atmosphere is welcoming and family oriented, while guests are always given their space.

The property has completed a major expansion. Occasional landscaping, parking, or future spa improvements may continue. Work that could meaningfully affect a stay will be communicated whenever known.

HOUSE GUIDELINES

- No parties or unauthorized events
- No smoking or vaping indoors
- Respectful families and adult groups are welcome
- Registered guests only unless approved in advance
- Observe posted pool, spa, sauna, and courtyard hours
- Follow quiet hours and respect the peaceful residential setting
- Children must be supervised around the pool, spa, sauna, arcade equipment, and courtyard

IMPORTANT TO KNOW

The Guest House washer and dryer are recommended for large loads. The Studio's combination washer-dryer may require extra drying time, and a drying rack is provided.

Weekly perks and food offerings are complimentary and may change due to reservation dates, dietary considerations, season, product availability, or operational needs.

Beach Bum Estate is designed for guests seeking a peaceful, upscale getaway. It is not a party venue. We welcome considerate groups who want to relax, reconnect, explore Tampa Bay, and enjoy a private resort-style setting together.
