Villa Pernice is an elegant and welcoming two-story villa surrounded by the greenery. It sleeps 16 people. From Villa Pernice you will enjoy a wonderful view of the greenery and of the hills. Villa Pernice is 350 square meters (3770 square feet). It features a private swimming pool, a private garden, winter heating and WI-FI Internet access.
You will be roughly 12 km (7.5 miles) from Castiglione d'Orcia, where you will find restaurants, shops and public transportation. You will find the closest restaurant at 3.5 km (roughly 2.2 miles) and a grocery store at 5.8 km (roughly 3.6 miles). You will reach Villa Pernice from the parking area without having to climb any steps.
To stay at Villa Pernice you will need a car. You will be able to park it free of charge on the premises. The parking space is suitable for up to five cars.

Villa Pernice is part of a farming estate that grows organic cereals, legumes and officinal plants. These products are also sold on the premises in a small shop.
Swimming Pool
You will reach the swimming pool from the garden going up approximately nine stairway steps. The pool is 7.5 meters (25 feet) large by 15 meters (50 feet) long, 1.4 meters (4.6 feet) deep. The area is equipped with sun loungers and a gazebo. From the swimming pool you will enjoy a fascinating view of the greenery and of the hills. The pool is open from the beginning of May until the beginning of October.
Garden
The garden is 6000 square meters (65000 square feet). It is partly shaded by characteristic pergolas with bamboo roof and by tall trees. The garden is equipped with a small sofa and two armchairs, as well as with tables, chairs, sun loungers and a gazebo. Here you will also find a barbecue. From the garden you will enjoy a broad view of the greenery and of the swimming pool.
Ground FloorLiving Room 1
The first living room is paved with terracotta tiles. The ceiling is barrel-vaulted. The furnishings are warm and welcoming, featuring some antique pieces, and include a sofa and an armchair. There is a nice fireplace. In the living room you will also find a cooking area. The kitchenette is equipped with a seven-burner gas cooker, an electric oven, a refrigerator with freezer, a dishwasher, a microwave oven, an Italian-style coffee-maker, an American-style coffee-maker, a toaster and a kettle. The two dining tables can accommodate 16 guests. In this room you will find a smart TV. From the living room you will be able to enter the garden through a French door. The room has a window, as well as two small high windows.
Living Room 2
You will be able to enter the second living room from the main entrance hall going down five steps. The ceiling is barrel-vaulted. The furnishings include a sofa. There is a nice fireplace. In the living room you will also find a cooking area. The kitchenette is equipped with a five-burner gas cooker, a small electric oven, a small refrigerator without freezer and an Italian-style coffee-maker. The dining table can accommodate four guests. From the living room you will be able to enter the garden through a French door.
Kitchen
You will be able to enter the kitchen from the first living room. The ceiling of the kitchen is barrel-vaulted. The furnishings are warm and welcoming. It is equipped with a four-burner gas cooker, a small electric oven, a refrigerator with freezer and an Italian-style coffee-maker. There is a nice fireplace. The dining table can accommodate four guests. The kitchen is also equipped with a television (local channels). From the kitchen a French door will take you to the garden.
Bedroom 1 - a suite with en-suite bathroom
This suite is made up by three interconnected rooms: a sleeping area, a sitting area and a bathroom. You will be able to enter the first bedroom from the second living room through a corridor. The bedroom has a matrimonial bed (160 cm/63 inches, wider than a queen-size bed) and a single bed (80 cm/32 inches), located on the mezzanine level. In the bedroom there is a cooking area. The kitchenette can be closed in a cupboard and is equipped with a two-burner electric cooker and a small refrigerator without freezer. There is a table that can accommodate two guests. From the bedroom you will be able to enter the garden through a French door. The room also has a small window. This bedroom has an en-suite bathroom, equipped with a washbasin, a toilet, a fully enclosed shower and a hairdryer.
