Couldn’t arrange late check-in despite the booking saying late access available until midnight and we called ahead. They cancelled our booking without letting us know and refused a refund. They then wanted us to pay an additional 300,000 yen if we wanted to stay. Last minute did noting to assist and now we are stranded without accom and 210,000 yen out of pocket. Obviously avoid.
We booked for two nights but ended up staying 4 nights instead. What a little gem! Best place to stay. Free hot showers, cooking facilities, super friendly and helpful hosts, rooftop terrace, washing/drying machines. Fantastic guest house! :)
Worst experience EVER in all my extensive travels. No heat; aggressive unfriendly landlady who promised to cancel reservation and didn't; run down shabby looking house and interior; neighborhood the same; very difficult to find. Unfriendly money-hungry Landlady charges for EVERYTHING including items small and not listed as requiring payment, felt like I was being scammed (and have spent lots of previous time in Japan). EVERY other place I have stayed in Japan has been wonderful and helpful. STAY AWAY!
Wonderful owner, gave us a ride to a nearby restaurant and negotiated a discount. 6 bed bunk room was clean. Great location near train station

Too many hidden fees
Arrive late, there is a fee.
For the air conditioning, there is a fee for that.
Want to borrow a bike, there is a fee.
Planned a Kay minute trip with my cousin which is why I had to choose this place as it was the only one remaining that is affordable.
Will never stay there again. The next hostel that I know in Tokyo is Utano Youth Hostel.
I don't understand why the other reviewers would give this hotel a low rating. It's really basic, really clean and the staff was really friendly. It is far from the center of town. We paid around $25 USD to get there in a cab. There is a train line close, but it requires a lot of transfers to get there.
Nice place, but not for me. Great location, lady who's owns it is wonderful. I think it would be better for a group of travellers instead of a solo person.
We booked the hotel for 4 nights but due to an emergency, had to stay at Nagano for the first night. We couldn't email or call as we didn't have a phone line or wifi and there was no cancellation or changes that can be made for this booking anyway so we thought we'd be okay just to stay for the rest of the 3 nights.
When we arrived, the unpleasant owner asked us why we didn't inform her and then didn't allow us to check in unless we paid her another 7700 yen which we refused. Communication was difficult as she couldn't speak English very well and she said since we didn't give a notice, we will have to pay a penalty. We are already paying for 4 nights although we're only staying for 3 and she wanted to charge us more! Then she said she'll call Expedia and let them speak to us but she stayed on the phone with Expedia for at least 15 minutes, speaking in Japanese and at the end, she just chidingly told us we should inform her beforehand or our booking would be cancelled and then said we're lucky because the room is still available. We then checked in only to find out we were the only two people staying there and all that fuss was an unnecessary means to cheat us of our money.
Also, the description for this guesthouse says "free wifi and showers" but showers aren't free. You have to pay 100 yens for 10 minutes and even electricity is calculated. I've stayed at many backpackers places even cheaper and none were as stingy and calculative as this one. Really soured our experience.

Bike to take the romantic train at Saga Arashiyama
We are family stayed 1 night on Saturday to spend our weekend here. Good wide room for us 5 persons (3adults2kids), near a train station but not main line, you have to connect many times.
Car parking (for 2 cars only) and shower and bicycle for rent not include in hotel fee.
The owner very good service mind like stay at your own house.
Stayed 8 nights. Nice and quiet backpacker in a convient area to visit Kyoto and surrounding. Kitchen available to cook. One thing I didn't like is you have to pay 100 yen to use the shower. Otherwise it is a great place, very clean and quiet. I will defenitly stay there again.
The Hotel Staff was very helpful Also Very helpful with maps and directions and always willing to help with any need. They even ordered a pizza for me late at night. Good Staff
Most of things is not bad. The electricity is charged extra.

The address in the website is wrong. Call them to get the correct address before going. The owner was very nice. It is not a hotel. Just a guest house. Have that in mind.

It's all about expectations
The guesthouse is in a quiet neighborhood, relatively far from central Kyoto, but around the corner from a train station that provides easy access to wonderful but ultra-touristy Arashiyama (¥150 on the train) and downtown (¥210 on the train). There's also a 7-Eleven and a post office (for ATM access) around the corner. We found that it was actually more convenient to get to some major sites, like Kinkakuji (The Temple of the Golden Pavilion), from here than from central Kyoto. And Arashiyama, though heaving with tourists, is close by and full of delights.
The guesthouse was fairly quiet on weeknights, louder on weekend nights. Thin walls and doors, and a hall light that goes on and shines into the room every time someone goes to the toilet in the night. We were in Kyoto during the peak of the the fall color, and the Oyama Guesthouse was one of the few places still available. From the negative reviews, we were expecting a worse experience than we actually had. It's all about expectations. If you're expecting every comfort and convenience, book elsewhere. If you want a basic place to stay while you have your adventure in Kyoto, this place will probably be just fine.

dishonest behavior - would not recommend
After staying for 3 days, we asked to stay an additional night.
She quoted us 2000 yen more than our previous nights "because it's Friday."
We looked online, and our very room was available for the original, lower price!
I told her it was too expensive and that we were leaving, and she immediately offered the original lower price.
I consider this dishonest behavior.
The location isn't great, so you'll end up paying a lot for transportation.
The shower and per-kilowatt electricity charges seem excessive and weren't advertised on the listing.
I would not stay here again.
Booked this last minute as the only place with a continuous 3-night stay. I wasn't expecting much but I was happily impressed. The owner was really nice, we were the only ones to come in that day and her staff took care of us. We got a 4 bunk bedroom just for the price of two beds. It was very clean and tidy, washer machine worked wonderfully and they even have a dryer or you can use the balcony in your room or hang lines on the open roof for your clothes. We rented bicycles which were really convenient to go to Arashiyama area and the metro stop is only a block away. It is relatively far from downtown but not too bad. A nice and quiet neighborhood.

Too Expensive
The beds were hard, but that's typical in Japan. We visited in Spring and the house was chilly. Can't be certain of the temp, but the butter was hard and we often wore our fleece jackets inside. The showers were hot and cost $1 for 10 min. There were 3 washers and 2 big dryers for laundry. They're located on the rooftop terrace (3rd floor, be warned the stairs are steep). The kitchen was great and the bathrooms were nice and had washlet toilets typical in Japan. The house was a ~20 min taxi ride (~$25) from the Kyoto train station. From the hotel it's only a 2 min walk to the subway with a convenience store along the way that had staples like bread, butter, eggs, milk. Also, a grocery store was a 5-10 minute walk away. FYI: The hotel is near Arashiyama in Kyoto.
An hour after arriving the owner informed us that our already over-priced room was going to cost more (A LOT MORE), because she was going to charge for the 3 yr old and infant, even though they require no extra bedding.
We have traveled the world and never had that happen and it soured our stay. Aside from overcharging us, the owner was very nice and helpful. She offered to drive us to the grocery store, helped us buy subway passes, etc.
