Beautiful Room with an amazing Ocean and Pools View. Unit it’s fully furnished with 2 Queen size bed, a baby Play n pack if you need it. fat TV, Kitchenette, large bathroom with shower and also a tub. Cable and Internet included. Room its perfect for couple with up to 2 kids and/or a baby.

The space
This is an oceanfront Resort, with its own direct private beach access and luxurious amenities. Only Minutes to Aventura Mall & Bal Harbor Shoppes. Across the street from restaurants & shoppes.

The Resort has a full-service spa and salon, fitness center, four restaurants and lounges, tennis courts, business center, meeting and banquet space.

There is a daily resort fee of $135 plus tax/night that includes up 2 adults and 2 children under 12, and $67.50 each additional guest 13 and older, for up to maximum 4 guests for this unit.
That fee includes, Pool and Beach Towels, Beach chair with umbrella and gives the guests access to all other high end the amenities of the resort like fitness center. Overnight Valet $60-75
Daily cleaning is not included, but could be scheduled at an additional charge of $30 per day

Unit Rules:

Check-in time is 4:00 PM (To request an early check-in, please call the week before your arrival to see if we can accommodate your request. Early check-in requests will not be granted during peak season)

Check-out time is 11:00 AM (If you would like a late checkout, please make arrangements with us at least 24 hours before departure time. Late departure cannot be allowed if a new guest is arriving)
You must vacate the property by 11:00 am. Failure to check out on time may result in $100 late fee. Checkouts after 1 pm. will be charged for a 1⁄2 day, departures later than 5:00 pm will be charged a full day’s rental.
The Property will be inspected and cleaned upon your departure and the cleaning fee has been included in your total rental fee.

This is a NON SMOKING Unit.
If there is evidence of smoking in the unit, you will be charged a $500 fee This includes smoking on the balconies. (Sorry this is a resort policy)

Unit Safe
This Unit has a Safe on the closet. Make sure you remember the key that you use.
If the Safe in your unit needs to be replaced or reprogrammed; it will be a charge of $25.00.

Pet Policy
We no allow pets in this unit. There is a non-refundable Fee of $300 per unapproved pet to cover additional carpet and upholstery cleaning

Cleaning Fee
The cleaning fee covers one cleaning of the entire unit after your checkout.
Daily cleaning is not included, but could be scheduled at an additional charge of $50 per day.

Security Deposit
GUEST(s) will be charged a refundable security deposit of $300. Release of the Security Deposit shall be subject to inspection of the property and will be returned approximately 7 days after departure provided there is no damage or additional charges.

Property Equipment
This is a privately owned unit it is been equipped for basic vacation needs. Linens and bath towels are included in the unit. We provide starters for shampoo, conditioner, body wash, toilet tissue, paper towels, dish soap, garbage bags.
Grocery stores are very close if you need anything immediately.
In addition we provide a hair dryer, iron, our kichenette if fully equipped with a mini fridge, microwave, toster, Keurig Coffee machine, Dishes and silverware.
Pack ’n Play/travel crib, Extra pillows and blankets are also available.

Internet/ Cable
Our unit provide FREE WiFi Internet and basic cable. You can also connect and cast anything from your device to the TV with our Chromecast connection

Doors, Windows, and Air Conditioning
NO windows or doors can be left open. We appreciate your understanding. The thermostat CANNOT be set below 69 degrees. In Florida this will cause the coils to freeze over in most cases and render the system inoperable. You will be responsible for repairs and/or loss of deposit if thermostat is set below 69 degrees or if the coils are frozen over.

Trash
If your don’t request daily cleaning you are responsible to place the garbage in the trash can located inside the door marked “Service Area” which is on the south side of every hallway. Please do not leave it in the hallway outside of your door.

Additional Provisions
We, or any agent representing us, may enter Property at any time in the event of emergency. In all other cases, we will use our best efforts to give 24-hour notice for normal maintenance.

Issues
Please DO NOT CONTACT the Lobby should a problem arise with Property. Any matter, emergency, or otherwise should immediately be reported to us.
