◆ Pet Policy
Pets are allowed only with prior approval and must be registered at check-in. A maximum of two (2) pets are permitted per unit, and each pet must weigh 25 pounds or less. A pet sleeve is required for each approved pet and must be purchased during registration. The fee is $150 per pet at the time of booking, which covers stays of 1–7 days, with an additional $5 per day for longer stays. The pet sleeve must be displayed on the pet's leash at all times and clearly show the unit number and departure date.
Pets must remain leashed at all times outside the unit and are permitted only in designated pet areas. Guests are required to pick up pet waste immediately. Failure to properly register a pet or display the required pet sleeve may result in fines, removal of the pet from the property, or eviction without refund. Certain breeds are prohibited, including but not limited to Akita, Pit Bull, Rottweiler, Doberman Pinscher, German Shepherd, Husky, Malamute, Chow, Presa Canario, Wolf hybrids, and similar breeds. Guests are financially responsible for any pet-related damages, and noncompliance with this policy may result in fines up to $1,000 or eviction.
◆ Initial Supplies
UMB Vacations provides a starter set of essential items to help you settle in comfortably before your trip to the grocery store. These initial supplies include dishwasher detergent, a small packet of laundry detergent, and basic bathroom amenities (similar to hotel-size and not restocked), such as shampoo, conditioner, and a bar of soap. Each bathroom is stocked with one roll of toilet paper, and the kitchen includes one roll of paper towels. All bed linens and bath towels are provided for your stay. We recommend that guests bring their own beach towels for use at the pool and beach.

◆ Acknowledgment & Agreement to Policies
By completing this reservation, the guest expressly acknowledges that they have read, understand, and agree to be legally bound by all UMB Vacations House Rules, Grand Panama Resort Association rules, and all policies outlined herein. The primary guest further agrees to ensure that all occupants and visitors associated with the reservation fully comply with these terms. The guest accepts financial responsibility for any violations, damages, fines, penalties, or enforcement actions resulting from noncompliance and authorizes UMB Vacations to charge the card on file for any applicable amounts.
◆ Guest Verification Booking Requirements
For safety, fraud prevention, and compliance with local regulations, government-issued photo identification may be required for all adult guests prior to check-in. The individual who books the reservation must be present for the duration of the stay and may not book on behalf of another party. UMB Vacations reserves the right to cancel or terminate any reservation made under false pretenses, including misrepresentation of age, occupancy, or purpose of stay. The primary renter must be 25 years of age or older unless otherwise approved in writing. Student or party-type bookings are strictly prohibited unless pre-approved.
◆ Occupancy Limits
Maximum occupancy may not exceed the stated limit for the property at any time. Only registered guests are permitted on the premises. Unauthorized guests may result in additional charges of $100 per person per night and may lead to immediate termination of the stay without refund.

◆ Check-In Check-Out
Check-in and check-out times must be strictly followed unless approved in writing. Unauthorized late checkouts may result in charges up to one full nightly rental rate. Early departures are not eligible for refunds.
◆ Smoking Policy
Smoking and vaping are strictly prohibited inside the unit and on balconies. Smoking outdoors must comply with Grand Panama Resort rules and occur only in designated areas. Violations may result in fines, professional cleaning charges, and/or eviction without refund.
◆ Noise, Parties Quiet Hours
Quiet hours are from 10:00 PM to 8:00 AM. Excessive noise, loud music, parties, disruptive gatherings, or disorderly conduct are strictly prohibited. Violations may result in fines, security involvement, and eviction without refund.
◆ Utilities
Guests must use utilities responsibly. Running HVAC systems with doors or windows open, tampering with equipment, or negligent utility use may result in additional charges.
◆ Damages Condition of Property
Guests must report any damage immediately. Failure to report damage may result in repair or replacement charges billed to the card on file. By booking, you authorize UMB Vacations to process such charges if necessary. Guests are responsible for the conduct of all occupants and visitors associated with the reservation.
◆ Property Access
UMB Vacations, building management, or authorized contractors may access the unit for emergencies or necessary maintenance. Emergency situations include, but are not limited to, water leaks, fire, HVAC failure in extreme temperatures, power failure, and plumbing issues. Advance notice will be provided whenever possible.
◆ Personal Property
UMB Vacations and the Grand Panama Resort Association are not responsible for lost, stolen, or abandoned items.
◆ Grand Panama Resort Rules Amenities
All guests must comply with all Grand Panama Resort Association policies.
◆ Registration, Wristbands Parking
All guests must register upon arrival and pay the applicable resort fee for wristbands and parking passes. Wristbands must be worn at all times while on property. Parking is permitted only in designated areas, with a maximum of two vehicles per unit. Oversized vehicles, trailers, boats, golf carts, and similar vehicles are prohibited. Improperly parked vehicles may be booted or towed at the guest s expense.
◆ Pools, Spa Fitness Center
All common areas are monitored by security and video surveillance. Pool and spa hours are 9:00 AM to 10:00 PM, and there is no lifeguard on duty. Glass containers are not permitted in pool areas, and food or drinks are not allowed in pools or spas. Smoking and vaping are prohibited in pool areas. Children must be supervised at all times, and swim diapers are required where applicable. The fitness center is open from 6:00 AM to 10:00 PM and is restricted to guests 18 years of age or older.
◆ Balconies, Walkways Conduct
Throwing, hanging, or storing items on balconies or walkways is prohibited. No items may be hung over balcony railings, and portable grills are not allowed. Bikes and scooters must use designated storage areas only. Violations may result in fines or eviction.
◆ Local Ordinances
No alcohol is permitted on the beach during the month of March in accordance with local ordinance. Pets are not permitted on beaches or pool decks. Guests are responsible for complying with all local and state laws.
◆ Maintenance Amenity Disclaimer
UMB Vacations is not responsible for temporary interruptions of utilities, internet, cable, elevators, pools, spas, fitness centers, or other amenities that are beyond our control. No refunds or credits will be issued for weather events, mandatory evacuations, construction, utility outages, HOA amenity closures, or early departures.
◆ Weather, Utilities & Amenity Disclaimer
UMB Vacations is not responsible for temporary interruptions or closures of utilities, internet, cable, elevators, pools, hot tubs, fitness centers, beach access, or other amenities that are beyond our control. No refunds or credits will be issued for weather events, hurricanes, mandatory evacuations, construction, governmental actions, HOA amenity closures, or utility outages. Early departures are not eligible for refunds.
◆ No Subleasing or Assignment
The reservation may not be assigned, transferred, or subleased under any circumstances. The guest may not advertise, market, or re-rent the property to another party. Any attempt to do so will result in immediate termination of the stay without refund.
◆ Indemnification
The guest agrees to indemnify, defend, and hold harmless UMB Vacations and the property owner from and against any claims, damages, losses, liabilities, costs, or expenses arising from or related to the guest's occupancy or use of the property, including but not limited to personal injury, loss of life, or property damage caused by the guest or any member of their party.
◆ Spring Break & Student Policy
Student or party-type bookings are strictly prohibited unless expressly approved in writing by UMB Vacations prior to arrival. Reservations made under false pretenses, including misrepresentation of age, occupancy, or purpose of stay, may result in immediate cancellation or eviction without refund. The primary renter is responsible for supervising all occupants and ensuring full compliance with all house and community rules.
◆ Eviction Refund Policy
Guests who violate House Rules or Resort Rules, including but not limited to noise violations, unauthorized guests or pets, smoking violations, damage to property, or disorderly conduct, may be removed for cause under Florida Statute 509.141. Guests evicted for cause will forfeit payment for nights already occupied. Any remaining unused nights will be refunded at the time of removal, less applicable fines, damages, or penalties.
