ABSOLUTELY SPECTACULAR 2800 SQUARE FOOT 4 BEDROOM 4 BATHROOM CONDO ON THE 3RD FLOOR OF STERLING BEACH. THE CONDO WILL SLEEP 14 COMFORTABLY.


(Primary renter must be at least 25)
-The Living room has a breathtaking view of the Gulf of Mexico with 2 Queen Sleeper Sofas and a pool table!
-Living Room includes a 60” Flat screen TV

-Kitchen has been renovated with granite counter tops, stainless steel double sink and disposal
-Fully equipped Kitchen includes microwave, toaster oven, blender, coffeemaker

-Master Bedroom has KING bed and a 32” Flat screen TV and a gulf view with balcony access
-Master Bath has a two separate showers and double vanity

-2nd bedroom has a KING size bed with views of the gulf and a full bathroom attached.
-Off the 2nd master bedroom is a bunk room with 2 twin size beds.

Not terrible but will shop around next time

Great except really needs a deep clean. My 1-year-old's feet were black from crawling around the inside floors within the first hour we were there. We all wore socks or shoes after that. I expected the black bits in the whirlpool tub, but other visible dirt would be the reason we shop around next time. Also beds were SUPER firm. I thought I liked a form bed, but even I was uncomfortable. For planning purposes: -had pepper but no other food (we left a little salt) -missing measuring spoons, batteries in remotes, oven mitts. Pots and pans were as expected at a rental; enough to get by. -One roll TP in each bathroom. For 6 adults, did not last all week. -One roll paper towels, one mini dish soap. Did not last all week. One washcloth and one dish towel. One used sponge under sink.. Not sure if used for cleaning or dishes. One dish brush that was fine. -Table had 4 chairs but would have fit more. We used the backless barstools that were too high for the table. -nice stock of beach gear in closet. Two chairs that weren't the best. -

Large Family Condo on the beach

Had a great family vacation! Condo was perfect for our family of 9. Huge end unit with beautiful views of beach and pool. The pool table was a nice bonus. Every bedroom had their own bathroom and comfortable king bed. Only suggestions would be a table for outdoor area, more sharp knives and silverware and have the furniture and throw pillows cleaned. Overall a great week!

The toilet in one room made a terrible noise every time you flush it, 1 room smelled bad due to the floor stayed wet at the door of it the entire time, and the floors/carpet was dirty crumbs and stuff under the furniture

Amazing views!

The views from the floor to ceiling windows are completely amazing! The place is huge. Plenty of space for us and our grown children. My only complaint would be cleanliness. There were stains on several of the sheets and one of the blankets looked like it had poop stains on it. That's a lot of money to spend too be doing laundry as soon as i got there. They did offer to send housekeeping which i refused because honestly they would've had to wash the sheets and i already had them stripped and in the wash. At least after that i could sleep comfortably feeling like things were clean. There were issues with the balcony door but locking but being 3 floors up i didn't care. Also the exhaust fans in the bathrooms are very noisy. But that wasn't a big deal for me. We thoroughly enjoyed our time there. First family vacay since my son got home from the Navy.

Loved the pool table and was very happy with the bedroom/bath setups. The property is maintained well and groundskeepers were very nice. Will keep this one on our list for future trips.

Spring Break 2024

Fantastic location. Even though it was Spring Break, we wouldn’t have known it. Quiet, clean area throughout the property. Visible employees all day. Suggestions: Hot pads in kitchen, more dish cloths and dish towels. Also a sharp knife set. There was only one large sharp knife. Also, the jets in one of the tubs did not work. We left a new can opener. The 2 there did not work. There is no outdoor table on the balcony (as the picture shows.). These are not complaints-we had a fabulous time!

The stay was good the condo was spacious and a good layout. The fabric on the couches needed to by cleaned, and the Kitchen and Appliances could use an upgrade. would I stay there again yes the layout and convenience of 4 bedrooms and each one has it on bath is the icing on the cake.

This place was very nice and the views are unforgettable. It was nice having the pool table everyone loved it. Only thing is to make sure you buy extra toilet paper , paper towels, garbage bags, dish soap, and washing stuff. Lots of room for everyone.

Great Resort with a beautiful view

This unit was great for our size group - 8 adults really appreciated 4 king size beds. The beach was beautiful and I’ve never seen such a pristine pool. The condo itself is in desperate need of a deep cleaning - specifically the showers, carpet and sofas. Overall it was a great week. Condo just needs a little TLC.

The 4 king bedrooms and 4 bathrooms was perfect for our family of 8 and the location on Thomas drive could not be more convenient. The pool area is one of the nicest we have seen.

Great location and facilities!

Sterling Beach 4bedroom was just as listed. The property overall was great and very quiet, however when we first arrived there was half eaten food and drink in the refrigerator and crumbs on the kitchen counter. This sets the stage for checking everywhere! Everywhere else was clean and in order. The cleaning fee is wayyy too much to deal with that. Additionally, the check in code was inaccurate but we were able to immediately get it resolved. However I called for 2 days to get the beach gate code and never got a call back. Glad we were able to find someone else I help us. All in all a great property!

Wonderful for large groups!

The property was just as described in the listing! We had 4 families (14 guests) and it was spacious enough to not be on top of each other! We had more than what we needed provided in the room. Only thing that could’ve been improved was the usability of the pool sticks. We bought one to get us through the week! Will definitely be staying again.

Fun Beach Week with Teens

Everything was great including the ease of communication. We were at the East end of PCB, so it was quieter. We spent time running the kids around to various places, but it wasn’t too inconvenient. They went to Gulf World Marine Park, ZooWorld Zoological Park, Sunset Cruise on the Sea Screamer, karaoke at Shuckum’s, dinners at Pineapple Willy’s and Dick’s Last Resort and spent time on the beach and at the pool. We would definitely stay here again. :-)

Great unit with spectacular views.

Everything was as advertised. Great big unit for friends and family to stay. Giant windows with spectacular views of ocean and watching planes fly by. We stayed 2 months and didnt run into any big issues and small ones we had were fixed asap. Windows could use some cleaning and few things could be updated but for a rental on the beach nothing really to complain about. Overall stay was excellent.

Management issues

We stayed here with a large group of 14.(2-75yrs old) The door code didn't work had to call to get a new one. The mini fidge doesn't work,the ice maker doesn't work, and out door table top is broke on small patio table. We had a issue with the door to the 4th bedroom w/sm balcony getting locked. If you shut it or the main door in hallway to kitchen it automatically locks you out and there is no key or door codes for those 2 doors and can only be opened from the inside of that room. We called the numbers on our paperwork for multiple hours for the manager to be very rude to us. It was eventually taken care of at 10pm several hours after we had called. This is a nice condo and great location just needs better management. Could also use different door locks or provide a key when u are renting the whole condo as a 4bdrm bc this could be a safety issue for people with small children.

Location and space is awesome!

We loved the location and the spacious condo! The cleanliness could be better though. Dust was thick throughout the condo…so thick around dryer area the air conditioning pipes were clogged up and started leaking. We had to have maintenance come in several times during our stay. No one could sleep in the areas where the carpet was soaked because of the air conditioner leaking. We mopped up water several times because we felt sorry for the owner of the condo and knew the standing water could do damage to the units below. This rental was not cheap, we expected far more. The entrance code we were sent was wrong and we could not enter upon arrival. The floors were dirty. There were two vacuum cleaners, but neither one worked which might explain the dirty floors. The mini fridge does not work. The ice maker in the main fridge does not produce enough ice for more than two people. A table in the living room had no glass top. There were knobs falling off the walls to control different things. I could go on…but the main point is that the owners should probably hire a different property manager.

Highly rethink using Emerald Coast Properties

From the moment we checked in I should have known that the experience was not going to go well. Let me preface by saying I have never left a bad review! I have been visiting Panama City Beach for over 30 years and have never had an experience like this one. When we arrived, the code was wrong. Then, after contacting ECD and getting a new code, the door handle fell off! Then, upon entering the unit it was very obvious that no one had been to the unit to clean. Should anyone here need photos of what we walked into you can reach out to me personally. From the sand all over the floors, to dirty dishes in the dishwasher, to the stove looking as if someone had burned the entire cooktop, we were honestly stunned. There were stains all over the couches, Cheeto crumbs in large quantities all over the blue couch, tears in the curtains, dirt on all of the rugs, makeup all over the hand towels, EXTREME MOLD/MILDEW in all of the showers, and disgusting cigarette butts and ashes all over the main outdoor deck. Upon calling to voice our concerns, it was almost as if they did not care. I was told someone was coming the very next day to “DEEP CLEAN”! No one ever showed up. Then the air broke in the front part of the condo. I am utterly disappointed with the property management company. It was unacceptable. I finally spoke back to Sarah from ECD and she stated she would refund our cleaning fee and give us a late check out! I asked for a 1 pm check out she stated that it would be difficult but she would see what she could do and call me back. Guess what? I never heard back from her. Upon check out Saturday, a female shows up at 10:30 am with her two children to clean and cussed us out telling us to go F*** ourselves. It was very trashy and very unacceptable. Shortly after I get a call from ECD at 11:45 stating we need to vacate the property and be out of the condo immediately. This results then in them calling the police on us for trespassing while we are trying to load our cars with luggage. I have never in my life had an experience like this. I wish people prior to us had been more forthcoming with how ECD acts and handles their properties. The Sterling Beach Condo as a whole was incredible. Our other family members stayed there in other units and had an incredible experience with vacasa rentals and their units were spotless. Please reconsider using this rental property management company! We are contacting owner to let them know.
