Wonderful

The hotel was amazing close to the metro great breakfast. The room was clean and welcoming towels and linen were great. Oriana made us coffee cappuccino in the morning was very cheerful. Gave us great suggestions on restaurants order a taxi to go to the train station overall, a great day we were greeted by Oriana with wine, fruit, and fresh cold water loved our stay

Room was well maintained and secure. Staff were friendly and the breakfast was okay. The toilet paper dispenser was a pain and water temperature was moderate at best. Very welcoming and helpful staff.

It is on a quiet street with great security. We felt safe. The staff were very friendly and accommodating. We had an early morning excursion planned and Oriana had a tray made up for our breakfast. She also gave us a map and showed us where the Metro stops were with the different attractions. We highly recommend this property for your visit to Rome.

The staff were excellent, especially Oriana. Our room had fresh fruit, a bottle of wine and water in the fridge. We had an early morning day trip planned and she left a tray for us with our breakfast as we were leaving prior to 8 am. Very thoughtful. Within a short walk of a Metro station and in a very secure building with many restaurants close by. Definitely recommend this property.

What I liked and prised about the facility is that it's very quiet during day and night, I slept well being a sensitive sleeper. I did not like a lot practically absence of internet, WiFi. It complicated a presence there. I needed to ask to change towels, unfortunately, the owner did not put in advance that their rull is to change them every other day even if towels are wet. Breakfast was poor with old bans and cakes.

Great stay!

We really enjoyed our stay! Staff was friendly and accommodating. They made sure we had everything we needed and even provided us with a map and recommendations on what to see and how to get there. Rooms were clean, spacious and building even has a lift. A really nice touch was the bottled water daily in our room. It was very much appreciated! Hotel location is in a very safe area and we felt very safe walking back late at night. We walked with our luggage from the train station and it took us about 15 minutes. If you dont want to walk the whole way, you can also take the metro and it’s only a 3 minute walk. Since it is a guest house it does not have a reception area so key to an easy check in is letting them know what time you will be arriving. They messaged me a few days before asking what time we would be arriving. I let them know and someone was there to buzz us in and give us the walk through. We had absolutely no issues and had a great stay.

Just back from a great stay at this guest house... great location, staff very friendly, room cleaned daily, communal kitchen area and space to eat breakfast etc, tea/ coffee available to guests, fresh fruit and water in room daily, and a welcome bottle of wine... no bad points at all!!

Firstly my flight had delays and the property owners were very helpful, understanding and considerate. I arrived later than expected however, Davide was still there to greet me and give me a tour of my room and the facility. I was greet with a bottle of wine in my refrigerator along with fruits in my room. The property is as seen in photos, clean and comfortable. The staff is friendly, warm and helpful and they truly try their very best to make their guest comfortable. The location of the property is ideal. Close to shops, lots of restaurants and bars. Close walk to monuments, this place is the real deal. I will definitely stay here again.

Had to pay the hotel tax in cash which I knew but wish they wouldn't have reminded or collected cash upon check in instead of at the end almost didn't have enough cash and running to the ATM might have made us late for our train.

Quiet, clean and comfortable

We were greeted on arrival and shown to our room. The staff were lovely and nothing was too much trouble. It was 34°C when we were in Rome but the air conditioning in the room worked perfect and kept us cool. The room we had was very clean with a great bathroom and shower. The one issue was there was no way to iron clothes in the guest house but that’s not too big a problem as everything else was great.

The good and the not ideal

Location, Location, Location! Domus is less than 10 min walking distance from colosseum, metro station Vittorio Emanuelle and easy walking distance from Termini station. Rooms are new and very clean, fresh fruit and water provided daily. Since this accommodation is a room in a converted apartment, service is limited to friendly check in and a simple breakfast as well as daily housekeeping. Air conditioning is excellent, quiet and efficient. The beds are very comfortable with the obligatory raised crack in the middle. Pillows are hard. WiFi was perfect. The drawback: It’s a converted apartment whith paperthin walls. You can hear EVERYTHING! You can literally have a conversation with the person in the next room without raising your voice. We were lucky, no snorers or noisy housemates. However, we got in late at night, around midnight ourselves and left early, around 8 every day. Not much time spent listening to others. I would stay here again, traveling with a teenager or friend. As a couple, I might want to rent a private apartment. This apartment building seems to have a few of those from different providers.

Mixed experience

Guest house can be difficult to locate originally, its set within an appartment block and you will require you to arrange meeting up with the owner prior to gain access. There are four rooms, i didn’t recieve the room I had originally booked and the one i was given was clean but you could smell the drains from the bathroom which required you keeping a window open at all times. In my opinion the room/breakfast area was looking abit tired/unloved. The free breakfast was a let down -only consisted of a pastry, yogurt and one half of a sandwich (toasted). Definitely an area which can be improved. One positive the staff/owner were friendly and helpful but overall i would not stay again.

Brand new guest house in convenient location

Jan. is a great time to visit Rome! Loved the area where Domus Iuliae is located - not touristy yet close to Colosseum and Metro. Some excellent restaurants nearby as well as a gelato shop! Personnel at hotel very warm and helpful. Some nice touches-- fruit and water bottles replenished in room daily. Breakfast was good. Room was small and bathroom narrow but everything brand new! Thank you, Stephano and Anna!
