Located on the highest of the seven hills, this beautiful and cozy duplex is a tribute to the Graça neighborhood, where Lisbon maintains its essence and harmony between locals and visitors. The apartment is located in the area where the annual Santos Populares festivals take place during the month of June. Please be aware that this area may be quite busy and noise can be expected!

￫ Building
The apartment is situated on the first floor of the building (no elevator) and in the highest area of the city. It's perfect for business travelers or couples looking for a nice stay in a typical Lisbon neighborhood, with all the main city attractions and amazing viewpoints within walking distance.

￫ Bedroom
The apartment has a bedroom on the mezzanine floor with a queen-size bed and a dressing table. Due to its location on the mezzanine, the ceilings are low. Access is via stairs.

￫ Bathroom
The apartment features a bathroom with a shower.

￫ Living Room
The living room has a flat-screen TV and a comfortable sofa.

￫ Kitchen
The kitchen is fully equipped with a refrigerator, stove, microwave, and coffee maker (coffee not included). It also has a dining table for 4 people.

￫ The property is ''Self-Catered''. Basic items are provided for your arrival, including hygiene products for the first day, toilet paper, etc. These items are offered as a courtesy only - replacements or replenishments are not included.
￫ Bed linen and towels are provided according to the number of confirmed guests in your reservation. For stays longer than 7 nights, an additional bed and bath kit will be provided free of charge at check-in.
￫ The Cleaning Fee included in your reservation covers only the check-out cleaning. Extra cleanings or additional changes of linen may be requested during your stay and are subject to an extra fee - these requests must be made at least 24 hours in advance.
￫ Check-in starts at 2:00 PM. Only one set of keys will be provided.
￫ Check-out must be done by 11:00 AM. Upon departure, please place the keys inside the lockbox.
￫ During your stay, the guest is responsible for the proper use and safekeeping of the property's keys. Please avoid leaving the keys in the lock or mailbox. In case technical assistance is needed for door opening or in case of damage to the keys and/or lock, the costs resulting from this service will be borne by the guest. In case of key loss, a penalty will apply.
￫ The property is equipped with noise level monitoring sensors. This system performs advanced analysis, ensuring the privacy of our guests as no cameras are used and no sound is recorded. Only noise levels are measured, ensuring tranquility and comfort for everyone during their stay.
￫ Cot and baby chair are available upon request and are subject to an additional cost.
￫ For stays equal to or longer than 28 days, monthly consumptions exceeding €150 will be charged separately. By making the reservation, the guest agrees to these terms.

CHECK-IN/CHECK-OUT.:

- Please confirm your check-in time as soon as possible so we can arrange everything specially for you.
- Flexible check-in and check-out are available upon request, but only if the property is available. These requests must be done in advance.
- Late Check-Out Fee.: Possible if the property is available, but it’s subject to a payment of a 25€ fee.
- Early Check-In Fee.: Possible if the property is available, but it’s subject to a payment of a 25€ fee.


CLEANING and LAUNDRY.:

- Bedding Sets and Towels are provided according with the number of guests.
- The Cleaning Fee covers the check-in/check-out cleaning only.
- For longer stays it's possible to arrange extra cleanings (with an additional cost).
- For stays longer than 7 nights, extra linen will be provided.
- The apartment is always cleaned by a professional cleaning service. If there's something that doesn't meet your standards, please contact us.


OTHER RULES.:

- Make sure you are up-to-date on travel restrictions/requirements. We may ask for additional documentation according to government guidelines.
- Children’s High Chair and Baby Crib available by request (extra cost of 25€).
- The silent period in Portugal is between 22h00 and 08h00, and night rest period must be respected. The apartment is in a residential area and you should be aware that social events and other activities that might disturb the neighbors are prohibited.
- Durante a sua estadia, o hóspede é responsável pela guarda e uso adequado das chaves da propriedade. Por favor, evite deixar as chaves na fechadura ou na caixa de correio. Em caso de necessidade de assistência técnica para a abertura da porta ou em caso de danos nas chaves e/ou fechadura, os custos resultantes desse serviço serão suportados pelo hóspede. Em situações de perda da chave, aplicar-se-á uma penalização.
- As a city in continuous modernization, renovation works may occur in the vicinity of the building without prior notice. We would also like to remind you that the property is located in a residential building, where conservation or renovation works may take place during your stay.
