Loved the location of the property. Close to a lot of metro lines, trams, waterfront, etc. The hotel hotel staff were excellent. One thing to be aware of is that the check out is at 10am! Terrible for international travelers.

The property itself is fine, we had a beautiful view from our room which was really nice, just a little disappointed in the service from the front desk staff. The fire alarm went off so we couldn’t go back to our room. Front of house was telling us it was fine whilst people were evacuating, rather than being helpful they just laughed. We missed our dinner reservation as we weren’t able to get into our room to get ready. Just thought front of house staff would have handle the situation a bit better and been a bit more helpful.

Was a pleasure to be back, staff here are the best from reception to cleaning staff. Left hotel and realised i had left clothes behind. A big thanks to cleaning staff for sending my property to lost items. If there is any problem here it’s the windows for City view rooms. It’s well overdue they were cleaned externally.

Terrible hotel stay and management

It was a horrible stay in this hotel. We travelled to Melbourne as a family vacation at the end of Dec. 2024. We planed to stay in this hotel for 3 nights, and we paid in full plus parking. Unfortunately, on the 2nd night around 8pm, we heard loud water leaking sound above the bath tube. We called the front desk for help, and we were told it was too late to fix the problem. Thus, we decided to move out the next day. We talked to the hotel manager on the 3rd day morning, and he agreed to make a refund after he viewed the video I took and also provided a case reference number (see pictures below). One month passed, there is no refund. I started to contacted Hotel.com support team, as well as sent emails to this hotel directly. No response from Oaks Hotel manager at all. Via Hotel.com support team, I received the following responses chronologically: - my refund request is not following their cancelation rule. I told them this refund request is a result of hotel damage, nothing to do with me, and it was approved by their manager at that time. - Oak hotel only charged me 2 nights stay only. I showed them my credit card statement to prove the payment for 3 nights. - Finally, the hotel is willing to offer me future stay credit. Forgive me, I live in US and only travel to Melbourne for vacation, I will not go back to this city and not mention this horrible hotel. Future hotel credit is useless to me. I hope Hotel.com and Oaks can solve the issue for me!

1. The fridge was defrosting when we got to our room so it ended up flooding. 2. Both TV’s didn’t have the movie channel working. 3. One room had no air conditioning.

I have stayed at this place 3 times previously each of those visits worth 5 stars, not this time. City view studio is expensive but worth the view, if the windows weren’t that filthy with outside elements and inside smudges. White dust accumulated everywhere, high dusting isn’t being done leading to very noisy air conditioning. The Bed was an old mattress with doona’s wrapped around the mattress to make it firmer. Walls need painting, plaster isn’t coping and black marks everywhere. I paid extra on my 3rd morning to stay longer, even with door locked staff still opened my door whilst it was locked. I complained and was told to put a ‘do not disturb’ sign on my door. Putting that situation back on me somehow. Apart from that, i did find the staff were very nice. I hope this doesn’t generate the same robotic response my first 3 reviews received.

Really enjoyed our 3 night stay in a studio apartment. It was spacious, clean and very comfortable. It was reasonably priced. The location was excellent. Walking distance to everything. We are definitely returning to this Hotel when we go back to Melbourne.
