Welcome to A22 - a luxury vacation rental located in North Coast Village in Oceanside, CA. A full remodel was completed in November 2025. This beautiful property has been meticulously thought-out by an interior designer to provide an unmatched vacation experience, featuring ocean views.

THE VIEW: Amazing front-row views of the ocean and beach
KITCHEN AND DINING: Fully stocked kitchen and enough seating for 6
LIVING AREA: Plenty of comfortable sitting arrangements for 6. Flatscreen TV with Cable provided free of charge.
BATHROOM: 2-bath unit. A spacious walk-in double shower in the Primary bathroom and Tub/shower combo in the second bathroom.
SLEEPING: Sleeps 6. Cali King bed in Master bedroom, 1 Full, and 1 Twin bed in the 2nd bedroom, plus Queen Sofa Sleeper in the living room.
EXTRAS: Oceanfront corner unit, PacknPlay Travel Crib,1 assigned parking space, standard beach equipment, all included

THE VIEW
Upon entering the condo the first thing you will see is the beautiful ocean waves as A22 has ocean views throughout the main living area and primary bedroom. You can't help but get caught up in the laid-back California way of life during your stay as you sit back and relax on the comfortable balcony chairs and watch families gathering on the sand, surfers walking by below on their way to the waves, and hear the sound of waves crashing on the beach mingled with music from cars rolling by on "The Strand" below.

KITCHEN AND DINING
The beautifully updated kitchen features custom cabinetry and countertops, blending style with functionality. Designed with an open-concept layout, it includes eco-friendly European-style stainless steel appliances, including an oven, dishwasher, and microwave. The full-size refrigerator provides ample space to store all your groceries and guest foods. The cabinets are fully stocked with essential cooking utensils, making it easy to prepare culinary creations during your beach getaway.
The dining area offers a charming wooden corner nook bench and a table with two additional chairs, allowing for an unobstructed view of the ocean. Plus, there's extra seating for two at the kitchen counter, perfect for casual meals or coffee while taking in the scenery.

LIVING AREAS
The living room offers ample seating for the whole family, featuring a spacious sectional, a comfortable queen-size sofa sleeper, and an oversized armchair. A large flat-screen TV with cable is mounted on the wall for your entertainment. On cooler days or to set a cozy ambiance you can enjoy the beautiful custom gas fireplace, fully functional and ready for your relaxation.

SLEEPING
This two-bedroom condo comfortably accommodates up to six guests, offering plenty of space to relax and unwind:
Primary Suite – Features a California King bed, ceiling fan, blackout shades, flat-screen TV, and a dresser for convenient storage.
Guest Bedroom – Includes a Full and Twin bed with custom built-in storage, a small closet rack, ceiling fan, and a smart TV. A desk is also provided, perfect for remote work or study.
Living Room – A queen-size sofa sleeper offers additional sleeping space for extra guests.

BATHROOM
Both bathrooms are beautifully designed with custom tile work and stylish finishes:
Primary Bathroom – features a vanity and a spacious walk-in double shower, with the toilet separated by a private door.
Guest Bathroom – Tub/shower combo with spa-like vibes.
**Please note there is no AC in the unit. For the most part, Oceanside is known for its temperate climate that stays in the "Goldilocks Zone" all year round, meaning not too hot, not too cold. If you do happen to be visiting during a warm spell we do provide fans in the condo to help create cooling cross breezes.

-This unit comes with 1 assigned parking space in the garage next door to the unit.
-A PacknPlay Travel Crib is provided in the unit for those traveling with younger guests.

A break from the desert

We took a quick 3 day weekend to enjoy the beach. Everything was perfect. The condo was awesome from beginning to end. There were no issues with the bathroom being there on the beach. We will be back!

Beach week with adult children

We loved our week at this property as we could hear and see the ocean at all times. The apartment itself was well stocked with beach chairs and towels, and the kitchen was more than adequate. When a beach chair broke or the ice maker didn't function, the On The Sand staff was super responsive, calling back within an hour on a Sunday even though our requests were only minor. The check-in and -out process was also very easy. If we were to have any complaint, it would be the noise outside the beach-facing bedroom in the middle of the night from trucks and cleaning crews. However, as my wife and I are good sleepers, we were only barely affected. Thanks to the crew for a great stay.

View… of the public restrooms

The public shower and restroom are located directly outside of the beach balcony but that is not disclosed in the listing. We watched homeless people shower in the sink and sleep in the surrounding landscape. The restroom was active all night- car doors were slamming and water running so sleeping with the windows open was not an option for uninterrupted rest. The screen door is not on track properly and falls off when you try to open it. The interior of the condo has a nice layout but is not maintained well. NO air conditioning in the condo.

Memorable Family Vacation

This condo was in a great location to enjoy the beach, the harbor, the pier, and shopping all within walking distance. The only downfall was the rude people blasting music driving past the condo. Overall, the condo was clean, well equipped with kitchen appliances/utensils, towels, beach extras (chairs, boogie boards, sand toys, and beach towels). We would definitely stay again.

Nice condo, what they don’t tell you is that the master bedroom and balcony overlook the large public restroom. Between the power washing at 3:20am, homeless, consistent weed smell and traffic noise, it’s hard to sleep. But the walk to the beach and pier is nice.

Very Nice

We wanted a place where we could hang out on the beach. The workout facility and pool are really nice and there were plenty of options if the weather was bad. Only thing is there were garbage trucks rolling down the strand early in the am which did wake us up. It was a very nice stay with all that we needed to play on the beach.

Lovely spot!

Loved being so close to the beach, home was great and well stocked. Only complaint was the street sweeper that sometimes started at 4am and would drive back and forth under our window. Other than that everything was great :)

Great location and the unit is very nice. Waking up to the sound of the ocean was fantastic. Easy access to the beach, parking garage, and short walk to the pier. Will definitely come back some day.

Oceanside Trip

We arrived late at night in an unfamiliar area. Better signage and lighting would have been helpful to park and obtain keys. We were instructed to go to the visitor lot, but found that every space there was an assigned parking space. We eventually found the security office, but it also needs better signage. After finally finding our parking area, and getting to our condo unit, we were thrilled with the sounds and sights of the ocean. Better signage from the parking garage to the actual unit would have been helpful also. We had been flying all day and were quite exhausted. Our unit was lovely, but could use some updating. The carpeting was not very clean and needs to be replaced. Given the beach location LVT flooring might make more sense. The secondary bathroom needs more hooks or towel racks. Other than that, we found the unit to be in a wonderful location and thoroughly enjoyed our stay. We explored all of Oceanside and Carlsbad, and loved the area.

My week in Oceanside

Overall this is a nice, if a bit dated, condo. Street that runs beneath the balcony was noisy at time (kids revving their engines and blasting their music), but it’s to be expected as you’re right on the beach. Condo could use some placemats and a griddle, but otherwise had everything we needed. Thanks!!

The pictures show exactly what it is. The property was perfect, no complaints. The resort itself tough to find your way around. Only down side, garbage trucks etc. start to be noisy around 4am, tough if your a light sleeper, also grocery store not close. but would stay again,

Great Condo

We stayed 7 days here with the family and it is a great condo. Good location, great views, sleeps up to 6 comfortably with the pull out mattress in the sofa, and was clean and accomodating (plenty of boogie boards and beach gear in the closet). Only drawbacks I would say is that the shower in the master bathroom is quite small and you have to walk up and down quite a bit of stairs when hauling your luggage to and from the parking garage. Other than that I have no complaints.

Awesome Vacation!

This property is wonderful and perfectly located in between the coast and harbor. Everything is within walking distance. Although this property is not the newest in town the mature foliage, convenience and price point makes it a top contender. Check in and check out are very simple! The condo comes with everything to cook, enjoy the beach with chairs and umbrella, plenty of bedding and pillows. It definitely makes you feel at home! This is not the Hilton, BUT if your looking for a laid back, comfortable hang out with amazing views and a good price point, this is your place!

Beachfront is amazing!

Loved everything about this condo, the beach, Oceanside and the surrounding area. The ocean views are spectacular! We loved sleeping with the windows open to hear the waves at night. Oceanside offers a perfect mix of tourist and local feels including the Sunset Market. Amenities met all of our needs including beach equipment for sunbathing and swimming. Best Spring Break trip this far for my family. Highly recommend and plan to visit again!

Oceanside Beauty

Had a 7 night stay with 6 awesome ladies & enjoyed this cozy condo with a beautiful view. The beds were comfortable & fully stocked kitchen. It took 4 hours for the refrigerator to get cold so our ice melted & created a mess. They only supply 8 towels which was not enough for 6 women for 7 nights. (Laundry is not something I want to be doing on vacation). Also. Not enough toilet paper or paper towels are supplied. Vertical blinds definitely need to go. You have to make a reservation for the pool & hot tub which we couldn’t get sometimes because our group was too big. It’s within walking distance to everything.
