Guest access
The entire home is exclusively yours for the duration of your stay!

Check in/out times:
Early/Late Check-in/Check -out Fees (subject to availability).
You can arrive any time after 3:00pm. Early check-in is not allowed without permission. You can request an early check-in at least 24 hours prior to the check-in time (subject to availability). The property must be vacated by 10:00am. You can request a late check out at least 24 hours prior to check out time (subject to availability).
Guest agrees to follow check-in time procedures.
By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children.

What to do when you depart:
Please return all remotes to their correct devices. Lost remotes will incur charges for replacements. Check the property for all personal items. Make sure all lights, televisions, and water faucets have been turned off. Lastly, please make sure all doors and windows are closed and locked before departing. This packet will include an invoice for your stay.
Any excessive trash found inside the house will incur a $50 fee.
Starter Kit for your arrival:
All our vacation homes are self-catering. Which means the guest is responsible for shopping during their stay. For your convenience, we provide a complimentary starter supply of toiletries, including
• 1 dish sponge
• 1 dish detergent
• 3 dishwasher pods
• 1 roll of paper towel
• 1 garbage bag per bin and 2 extras for replacement
• 1 roll of toilet paper per bathroom
• 1 small bar soap per bathroom
• 1 shampoo/conditioner per bathroom

Towels: Each guest gets one bath towel, and each bathroom has a hand towel. Towels are counted before arrival. No daily replacements—guests must hang or wash them as needed. Washer and dryer available.

Housekeeping: This is a self-catered home with no daily housekeeping. It is professionally cleaned before check-in, and guests must maintain it during their stay. Mid-stay cleaning is available for a fee. Thank you for treating our home as your own.

Food and Condiments: As per Florida law, we are not allowed to leave open products in the refrigerators or kitchen/pantry closets, therefore all food items will be removed after each check-out, and no supplies of such items will be provided.

Cleaning & Maintenance: Towels, sheets, and linens are inventoried before and after each stay. Guests will be charged for missing or damaged items. Excessive cleaning may incur extra fees. Maintenance requests (lockouts, clogs, AC issues, etc.) must be made between 9 AM–5 PM; after-hours requests may have an additional fee.

Parking :No RVs, camper vans, trailers, commercial vehicles or boats. Park all cars in the driveway. Don't block the sidewalk. NEVER park on the grass. NO parking within 15ft of a mailbox or fire hydrant. Don't cause disruption to trash pick-up. Strictly follow the signage posted in the community. Vehicles in violation will be towed at your expense. Air Conditioning: Keep the thermostat between 70–78°F to avoid freeze-ups and repair costs. Keep all doors and windows closed when A/C is on. Misuse-related damage will be charged. Units are inspected before each arrival.

Maintenance & Emergencies: Report any issues within 24 hours for prompt resolution. No appointment needed, and you don’t need to be home for repairs. Maintenance is available 9 AM–5 PM; only emergencies are handled after hours. Wi-Fi, TV, and pool heating are not emergencies.

Pets and smoking: Pets are NOT allowed on the property. This includes inside the property as well as the patio/pool area.
This unit is a Non-Smoking unit.

Security & Emergency: For life-threatening situations, call 911. Keep doors and windows locked at all times. Guests must secure the home when leaving. We may access the property if needed and will notify you of authorized personnel. Report any unauthorized contact immediately and do not grant access.

Extra guests: Guest is aware of the limit number of guests allowed in the property during rented period.

No extra guests unless approved by the hosts, a fee of USD $40.00 per person per night will be charged. Guest must inform us about the total of guests’ numbers staying in the property.
Items left behind
Please make sure to check all closets and cabinets for any left behind items. We will gladly ship anything back to you that may have been left behind, however there will be a $30 service fee plus packing and shipping fees.
Note that we do NOT accept responsibility for any lost or damaged items that may occur during the transportation or shipping process.
Any towels that are missing or stained will incur an additional cost of $10 per towel.

Liability: We accept no responsibility or liability whatsoever for but not limited to: personal injury, accidents, loss or damage to personal effects or vehicles during the stay or after departure, or alterations to the terms of this booking caused by events beyond our control; this includes but is not limited to: war, civil commotion, flight delays or cancellations, adverse weather conditions, fire or flood.

No Parties/Events: No unauthorized people and no more people than the max capacity. No more people than what's on the booking.
Absolutely any kind of party is NOT ALLOWED inside property. There will be an additional non-refundable fee charged.

We are located in a residential area with other vacation rental units. If any excessive noise occurs after 10 PM, please call 911, and the police will respond immediately.

Internet: High speed Wi-Fi internet service is available at the property. The service is not under our and if any service interruptions or slowdown may occur, we cannot be held responsible. (Do not tamper with WIFI)

Sanitary system: The waste pipes in the United States are considerably smaller than those you may be used to in Europe. FLUSH ONLY TOILET TISSUE! Please do not flush any Personal Hygiene Products, Baby Wipes, Diapers, Nappies, Kleenex Tissues, Plastics, Paper Wrappers, etc. Anything other than toilet tissue can block the pipes and these blocks can very easily cause toilets to overflow.

Appliances: Clothes Washer: follow machine instructions to put softener liquid into correctly place.
Clothes Dryer: PLEASE CLEAN THE FILTER IN THE DRYER AFTER EVERY USE. Fluff builds up on the filter very quickly and if the filter is not cleaned the dryer will fail.
Waster disposal: The waste disposal unit is built into the sink and operated by a nearby switch on the wall. Use it to dispose of organic materials only, i.e. vegetable peelings, eggshells and leftover foodstuffs. No metal or bones should be put into the waste disposal. If something lock disposal additional fee will be charged. REMEMBER ALWAYS RUN THE WATER WHEN USING THE DISPOSAL OR THE MOTOR WILL BURN OUT. TURN THE WATER OFF AFTER THE DISPOSAL HAS STOPPED
Dishwasher: please use only dishwashing powder that is made specifically for dishwashers and NOT washing-up liquid, which damages the machine.

Furniture: Do not move furniture without prior approval from host. If we have to move the furniture back after your departure, we will charge the cost to you as it entails sending staff specifically to the property to undertake this task.

Pool:No running or horseplay in the pool, as this may cause serious injury. Pool is cleaned once a week between Mondays and Fridays (can be changed without prior notice). Pool company will access pool area from behind they will never access from the front door

Barbecue :The use of the barbecue is prohibited without authorization. The barbecue is secured with a chain and code. Once the guest requests and pays for access to the barbecue, we will provide the access code. No refunds will be granted for lack of use. A fee of $50 will be charged for its use. You will be responsible for obtaining propane for the grill, but if the tank is full when you arrive, feel free to use it.

Guests who request this service understand that they are using the grill at their own risk and are responsible for any damage caused by it.

Garbage Service :Trash is picked up mondays mornings. Guests are expected to put trash in 13-gallon trash bags and pack trash in the brown trash bin at one side of the house.

Please place the brown trash carts at the curb no earlier than 6:00 p.m. on Sunday night before Monday collection and no later than 6:00 a.m. on collection day.
