The Space:

The open gathering spaces echo with the laughter of a large group, and the scent of a nearby BBQ grill mingles with the fresh air, promising relaxed evenings after a day at the theme parks. Inside, the cool breeze from the air‑conditioning balances the sun‑kissed outdoors, creating a seamless flow between indoor comfort and resort‑style leisure.
Sleeping arrangements
Nine bedrooms accommodate up to 16 guests, with two rooms on the ground floor and five upstairs. The layout includes several king beds, rooms with two single beds, rooms with double beds, a bedroom featuring three double beds and a baby crib, and an upstairs Jack and Jill bedroom. Every space offers a private retreat for rest between adventures.
Living spaces
Two spacious living areas provide ample room to gather, watch TV, or simply unwind together. A dedicated game room and a home theater add extra options for low‑key evenings, while the dedicated workspace and reliable wifi keep you connected if needed. Towels, bed linens, a washer and dryer, and essential bathroom supplies are supplied for convenience.
Outdoor living
Step onto the patio to enjoy the private pool and optional heated hot tub, perfect for a refreshing dip or a soothing soak as the sun sets. A BBQ grill and comfortable outdoor seating create flexible spots for meals or casual conversation, and the open layout lets you spread out and soak in the year‑round Florida warmth.
Kitchen & dining
The full kitchen is equipped for meals of any size, with ample counter space, storage, and appliances. Indoor and outdoor dining areas let you choose the setting that feels right, whether gathering around the table inside or enjoying al fresco meals under the sky.
Convenience & amenities
A private entrance with a smart lock and free on‑site and off‑site parking simplify arrivals. Air‑conditioning, heating, wifi, and a dedicated workspace support comfort and productivity. Hair dryer, iron, and other bathroom essentials are provided, and the villa welcomes pets, making it truly pet‑friendly.
Neighborhood
Nestled in the ChampionsGate community, the villa is steps from a community water park, amenity center, and clubhouse. Nearby golf courses, dining options, and easy access to Disney, Universal Studios, and major roadways make exploring Central Florida effortless.

Getting Around:
Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.
The garage has been converted into a game room. Therefore, indoor parking is not available.
Other Things to Note:
The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.
A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:
-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.
-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.
If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.
Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.
It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
