Seminyak Aurora Villa is a beautiful and modern 18 bedroom villa, totalling over 600 sqm. Superbly located, only minutes walk from the cafe street, shopping center and restaurants or a short drive to the hustle and hustle of Seminyak.

The Space:
This multi level spacious mansion, boasting 18 bedrooms with its own private pool is perfect for your Bali getaway. The location is only minutes away from the famous "eat street" of Seminyak, and Seminyak beach and Seminyak square are all a close drive. Shopping, dining, bars and tourist hot spots are nearby, some walking distance, or stay in your private villa with pool.

Aurora Villa is a beautiful, romantic and cost-effective accommodation option for your stay, especially large groups, corporate retreat, or a family holiday in Bali. This near new and modern 18 bedroom mansion is the perfect environment to relax and enjoy total comfort, space, peace and privacy.

Modern contemporary furnishings compliment the well-designed kitchen and living area. Comprising of cable TV, Netflix, multiple tv rooms, WI-FI Internet, private swimming pool, daily cleaners, and 18 bedrooms to cater for up to 50 Guests

As little or as often as our guests require.
Taxis or driver are always available and inexpensive, or we can arrange a moped ie bike , for you or your group ( daily charge )

The home comes with a brand new second level lounge.

Bedding Configuration:
18 Bedrooms

Sleeps up to 50 ( 47 in beds if sharing, and with extra fold out beds or fold out double bed lounges, the extra guests can be easily accommodated, up to 50.

Downstairs
6 bedrooms downstairs,

4 of these large bedrooms come each with their own bathroom/ensuites and Queen beds.

A new additional bedroom have just been added, with queen beds and one with its own private ensuite opening onto the pool area.

All rooms have air conditioning
A new 5th bathroom, with a bath and shower head has also been recently added, that is outside in a private area, accessible from one of the downstairs bedrooms as an additional ensuite.

Upstairs
A further 12 bedrooms are upstairs,( including the master bedroom )

There are 11 medium size bedrooms, many with great views, and a new bedroom with its own ensuite with views.
3 have queen beds,
3 have double beds
1 bedroom has a single bed
1 smaller bedroom has 2 bunk beds
1 brand new very large bedroom has its own ensuite, with 6 built in bunks beds, plus a queen bed.

A spare living room on the second level,has two large fold out lounges that make up two extra king size beds if needed

Note beds have soft underlay added for extra comfort to make your stay super comfortable

Note there is 1 bedroom you can only access via an existing bedroom - all others have at least one separate access or 3 bedrooms have dual access via another room but that access door is lockable if required for privacy.

The large upstairs lounge room has two large lounges that make great double beds ( very large double beds) if ever needed for extra large groups

The house although 18 bedrooms is still also ideal for smaller groups as well.

Recently the villa has a second kitchen and second dining room added to the second level and a second pool table in the upstairs lounge and 3 of the new bedrooms completed , one that sleeps 8, 6 single bunk beds and a double bed.

* NOTE*
Before Xmas 2024, there will a second level pool completed. and second level new deck with BBQ, and there be an extra 4 bathrooms added.
2 more bathrooms on the second level, plus 2 more on the ground level( one bedroom gains an ensuite )
There will also be an outdoor bathtub added near the pool,which can be filled with ice to have an ice bath during your stay.

Dining area, fridge/freezer, hot and cold water dispenser, microwave, electric kettle, toaster, cutlery and amenities.

Living Room, WI-FI internet, cable TV, Large modern lounge, Billiard Table , Olympic size ping pong table that can be set up outside or inside.Plus an upstairs Bar area, with fridge that can be fully stocked before arrival upon request.

There also is a portable BBQ downstairs, which can also be used on upstairs balcony.

Also the villa comes with two pool tables, one on the ground floor and one on the second floor. Both can be easily converted to extra dining tables with their timber hardcover added on top and spare high stools.

The house can sleep up to 50, with 47 guests in beds if needed, and 2 double bed lounges that fold down in the very large lounge room and entertainment room plus more elsewhere

Plus 5 additional single fold out beds, or more if ever needed.

Plus as mentioned, 2 extra small single bed rooms upstairs, not counted in the 18 bedroom’s, as one is very small, and other has a lounge in it that can be used as a bed if needed.

Plus a small kids bedroom area, has been added to an existing bedroom downstairs as mentioned, if needed, however it isn’t counted as an extra bedroom either.

We can accomodate groups of up to 50 upon request, if family or couples, and sharing beds in most rooms.

If groups of singles, we will only accept up to 35 maximum guests and subject to approval that your group is respectful, and no noisy parties. Please also no letting off of fireworks, especially late at night and upsetting neighbours.

LUX Aurora Villa is ideal for retreats and corporates as well

It comes with a projector and pull down white screen for presentations on the large downstairs lounge room.

The area can seat up to 42 around tables or theatre style, so ideal for company get togethers or retreats.

Plus with nearby LUX Resort facilities opening Late September 2025, there will be an additional conference room and restaurants, bars , cafe etc use.

* NOTE *
Only one smaller bedroom out of 18 bedrooms doesn’t have direct access, but via another bedroom. However unless you are a group of 45-50 guests you won’t require this spare bedroom.

Note guests staying after Late September 2025, will get free access to the Resort facilities being built nearby, of large swimming pools with a man made beach, 2 new restaurants, and bar and cafe, gym, Steamroom, sauna with hot and cold pools and massage and spa salon plus conference facilities.

Note
There is some construction in the street nearby. But they abide by the 8am to 6pm times and it isn’t noisy,
The villas nearby are expected to be completed by late November 2024.

A new level 3 Penthouse has recently been completed
It’s fully self contained, with separate private entrance.

For extra large groups and subject to availability it can be opened for use.

It has 3 bedrooms and two bathrooms, indoor kitchen, lounge, 3 tvs and large open deck with amazing views both ways.

It has access to resort pools and facilities like all LUX Aurora bookings when the resort opens near Aurora in September 2025.

Entire Guest areas of villa.
Staff areas have private access areas and are away from guest areas.


Guests from Late September 2025 onwards will also get free use of LUX Resort facilities, that are being added within a short walking distance of your villa, including an extra large pool, gym, steam room, sauna and hot and cold pools, restaurant, cafe, bar and spa.


*Other details to note*
Airport pick up is included in the price, as is daily clean, and change of sheets mid week for weekly bookings.

For an extra fee, Breakfast can be served in your villa, and sheets can be changed daily . We can organize bike rentals for you if needed, and you simply pay the bike company directly.

Airport return we can organize for a fee, and airport pick up is complimentary.

We do allow events and weddings upon request, however an extra event fee maybe payable subject, to the size and type of event.

Extra single beds can be added to some bedrooms if required for groups wanting additional beds ( ie as some groups don’t want to share a queen bed )


*NOTE*
The property is undergone extensive renovations to add more bedrooms including pool side bedrooms. This has reduced the size of the garden to replace with new luxury bedrooms opening onto the pool.

Note in Bali there is often some construction in the street, but rarely do you hear it, however the Villa is at the end of the street and very private.
