Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with great restaurants, ample nightlife options, plenty of shopping, water activities, and more. For more historic exploring, the famous Downtown Charleston is only a 15 - minute car ride, which offers endless fine dining, shopping, historical sites, and more. The community pool is open April-October from 10am-10pm (exact dates can vary depending on weather) and the fishing dock is open year round. Per the HOA guidelines, grills, food trucks, and catering services that have to set up outside for service or preparation are not permitted. We do not provide beach equipment, but anything available at the property is yours to use. Check-in time: 4 pm. Check-out time: 10 am. The Folly Beach noise ordinance is from 10 pm to 8 am. No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office. No smoking is allowed in or outside of the house. House parties, weddings, functions, events, bands, DJs, etc., are prohibited. The occupancy can be at most 6 people at any time during your stay. We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking. 12 miles to Downtown Charleston. 22 miles to Charleston Airport.
The HOA has created a mandatory quarterly Pest Control service schedule. Please note that if you are a current guest during the service, we'll still need to grant them access to the property to avoid a fine from the HOA. If you are not at the property, we will have to give them access to complete the service. We apologize for any inconvenience this may cause and will do our best to give advance warning to all guests as the HOA alerts us of the service times or any changes.

If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in fines and revoke the homeowner's business license.
Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable.
