You can reach us anytime through the app, and we’ll respond quickly to help with questions, recommendations, or any issues that may come up. While we won’t be on-site during your stay, local support is available if in-person assistance is ever needed.

-Shared Areas: Located on a 2.5-acre property with 4 other Airbnb rentals. Only the playground, dog park, building entrance, and firepits are shared.

-Climate Control: The bedroom has a mini-split system for heating and cooling. Additional cooling vents are controlled by an external thermostat (not adjustable inside the apartment).
-Nature Setting: You may occasionally see deer, birds, and other wildlife.
-Noise Notice: Walls are thinner so some outside or neighboring noise may be heard. Light sleepers may want to bring earplugs.
-ID Requirement: The guest making the reservation must submit a photo ID before check-in (no exceptions).
-Child Safety: This single level home contains furniture, décor and area rugs that may pose risks for young children. Adult supervision is required at all times and booking acknowledges responsibility for children’s safety.
-Personal Belongings: Guests are responsible for their items. Any belongings left after checkout will not be stored or shipped.
-Starter Supplies: A starter set of toiletries and essentials is provided, guests are responsible for replenishing them for the remainder of their stay.

🌿 Nature and Environment
With beautiful weather and greenery comes humidity and bugs, this is normal and very common. Our property is professionally sprayed for pests, but bugs can still appear outdoors. Please remember to pack sunscreen and bug spray for your comfort during your stay.

🐾 Pet Policy
-Maximum: 2 pets allowed (NO cats).
-All pets must be in a leash if they are outside the property.
-All pets must be mentioned and approved during the booking process. This helps us ensure that our home can comfortably and safely accommodate them.
-Pet Fee: $65 per pet - per stay (must be paid before check-in).
-Non-Refundable: The pet fee applies for the entire stay and is non-refundable.
-Failure to disclose pets may result in additional charges or cancellation of the reservation.
-Please pick up after your pet at all times and keep pets off beds and furniture. Any pet waste or stained/damaged bedding found inside the unit may result in additional cleaning or replacement fees. By booking, you kindly agree to follow these pet guidelines. Thank you!

🅿️ Parking Information
Guests will be assigned a designated parking area upon arrival. All vehicles must park only in the assigned spaces to maintain order and accessibility on the property.

⏰ Check-In / Check-Out
Check-In Time 4:00PM - Check-Out Time 10:00AM.

Check-in Requirements:
-The primary guest must be at least 21 years old and must stay at the property (no third-party bookings unless approved in writing). After booking, a photo ID must be sent via Airbnb messenger to receive check-in details.

- Early Check-In / Late Check-Out: Available upon request (subject to availability, not guaranteed). Please request at least 48 hours in advance.
- Requests made less than 24 hours before check-out will be denied.
- Late checkout without prior approval will result in a $100 fee (we need to give cleaners enough time to prepare the home for the next guests).

📅Reservation Changes:
-We do not accept changes within 30 days of check-in (except for extensions).
-Requests to shorten your stay or adjust dates to a later period will not be approved. If you are unable to make your reserved dates, please cancel your reservation as soon as possible.

👥 Guest Limits
-Standard occupancy: 4 guests maximum.
-Only the number of guests listed on the reservation may stay overnight unless otherwise agreed upon in writing.

The apartment includes a mini split system in the bedroom for heating and cooling. Additional vents provide cooling, but are controlled by an external thermostat (not adjustable inside the apartment).

🚭 Smoking and Substance Policy
No smoking or drugs allowed inside the home. A minimum $600 fee will be charged if there is any smell or sign of smoking detected inside.

🎉 Events and Noise
-No parties or events are permitted.
-Quiet hours: 10 PM - 8 AM (please be respectful of neighbors and keep outdoor noise to a minimum).
-No fireworks of any kind.
-No firearms on the property unless kept locked in your vehicle.

-Please wipe shoes at the door and remove them indoors when possible to keep the home clean.
-No food or drinks on the beds.
-Use the hot tub and hammock at your own risk.
-Decorative items are not for use. Any removal or damage will result in a fine.
-Follow any additional guidelines posted in the home.
-Take out trash and dispose of it properly upon departure.
-Report damages immediately to avoid additional fees.
-This property is a single level home but contains multiple furnished living spaces with furniture, décor, and area rugs typical of a lived in home. These elements may pose a risk for young children if not supervised. If you are traveling with children, please supervise them at all times. By booking this property, guests acknowledge and accept responsibility for their children’s safety during their stay.
-Guests are responsible for their personal items. Any belongings left after checkout will not be stored or shipped.
-For your stay, we provide a starter supply of toiletries and essentials. Guests are responsible for replenishing these items for the remainder of their stay.
