In the lower level (3rd floor) there are 2 bedrooms and a shared closet, a bathroom, a living room and a eating room, a fully equipped kitchen with a balcony.
In the upper level (4th floor) the loft studio has a double bed and a fully equipped kitchenette, and a bathroom. This studio has an independent entrance from the 4th floor.

EXTRA FEES:
• Our base price applies to One Bedroom for 1 to 2 people (or Two Bedrooms for 3 to 4 people; or Three Bedrooms for 5 to 6 people) – however
ADDITIONAL BEDROOMS may be used upon request, for the fixed fee of 50€/Bedroom, to cover for extra cleaning/laundry expenses.
• For every EXTRA GUEST from the 3rd person, an additional fee applies of 45€/guest/nigh
• Extra LINEN 30€ provided upon request
• Extra TOWELS 15€ (bath+face) provided upon request

CHILDREN SAFETY:
We accept children of all ages, but parents should be aware that this is a duplex apartment with several steps and a rather steep staircase which requires caution for younger children.
• CHILDREN of all ages also count as guests (all linen and towels included + Baby travel cot available upon request). Thank you so much for bearing that in mind when making your reservation – please book them as CHILD (and not INFANTS) otherwise Airbnb will not count them as valid guests.

CHECK-IN & CHECK-OUT:
• Our check-in/out times are flexible and upon request & availability (generally check-in after 15:00 and check-out till 11:00)
• Late/Early Check-in: an extra 20€ fee applies for check-in between 21:00–9:00 (including flight changes, delays with flights or transports, and all situations for which we cannot be held responsible - we appreciate your understanding)
• DELAYS: When the guest arrives later than agreed for reasons of their responsibility, an extra fee applies after 30 minute tolerance, at the rate of 7,5€ per each 0h30.
• Each reservation includes one check-in only. Additional check-ins will be subject to a 20€ fee per check-in (plus late/early check-in fee when applicable).

KEYS:
• All sets of keys we provide our guests must be returned upon check-out.
• Lost/missing keys: in case any keys are lost/missing upon check-out, the door lock shall be replaced for safety reasons, and the guest will be charged with the costs: minimum 75€ for the lock replacement + 20€ per lost key.
• Lock-outs: in case the keys are left in the lock or inside the flat, the guest will be charged: (a) 20€ for our staff to go open the door under emergency; (b) minimum 75€ for the locksmith service in case the door can't be opened from the outside.

INTERMEDIATE CLEANING:
• For stays of 8 days or longer, we offer an intermediate overall cleaning: this will be required not only to ensure our guests the best comfort possible, as to check that all equipment/appliances are functioning properly in the apartment. (Date & time to be arranged with guests)
