This place was booked last minute on a budget. Room is small but doable for a party of 2. Plugs show some wear and tear. Subway/JR stations are a little far (15-20 walk) so familiarizing with local buses will help reduce commute time. Plenty of convenience stores within 3 min walk. Main takeaway is the pricing.
It was ok for this price.
You need to know that it will take about 15 minutes to the nearest train stations. And this neighborhood is in an area called "Yoshiwara". (red-light district)
We stayed here with two kids and it was fine but a bit weird walking through that kind of area with them...
We got a room with kitchen but there was nothing. You need to buy everything if you want to cook.
Stayed here last year. Walkable to sites and transportation. Very quiet area. Fantastic staff. Quiet, comfortable, large rooms. Great rates. Lawsons right next door with family mart down the street. I will always make this hotel a part of my stay in Tokyo!
Awesome hotel. The bed can be a bit more comfortable but the price justifies it.

I give this hotel 3 stars. Here is why. BUT first thing first: The booking on Expedia says "Room and Kitchen" But there was NO kitchen!!!!! So, either Expedia has deceptive advertising or the hotel owner!
ONE star for the best receptionists. Very friendly staff, although might not be helpful in some situations.
2ND star for its location -- VERY clean area and safe area that is full of restaurants, etc. The area is pretty quiet.
3RD star is for the laundry service that is literally right next to the hotel, and the room's SOMEWHAT cleanliness. The room has the best fridge, big compared standard tiny useless ones in luxury hotels. This fridge can freeze your drinks that you can take with you on hot days! So that was very important for me to have ice code drink (2-liter water bottle) throughout the day while exploring Tokyo! I got clean linens. That was also important.
SOME CONS:
1) The hotel is old. Carpet in the room is full of stains. Beds are old. Bathroom is old and has musty smell, as if someone was smoking in the room. Air conditioner is old, at least the room I was in. It has broken pieces but works after you learn how to use it.
2) I really don't know how the hotel got 10/10 ratings?
In the end, you pay for what you get!

Usually my preferred location to stay for the last ten years. It’s always a great experience and the location continues to improve staff friendliness as well as facilities. Great for a family needing a kitchen and space.
Our stay was fantastic was more spacious than what we were expecting! Receptionist was very helpful with calling us a taxi after we checked out! Entrance to the hotel is located in a little alleyway. Front desk is located on the 2nd floor. You will have to carry your luggage up to the 2nd floor
Excellent value for money. Perfectly clean. Microwave, fridge with small freezer and kettle very welcome. Plus a lift to all rooms.
Even changed my bedding to accommodate feather allergy - more expensive hotels in Japan have not done this!
Need to be mobile as quite a walk to the Tourist Information Desk (also excellent) and centre of the town. Plenty of local shops very close.
Perfect for a budget traveller.
This is a great choice for a stay in Tokyo if you want somewhere close to Tokyo station on arrival to Tokyo. A short bus ride and walk and we arrived safely. It is easy to walk past if you do not go up the stairs to the reception desk.
Older building, so its concrete walls. No hearing the neighbors in the building. Fast easy check in and out. Close to the bus depot and 15 minute walk to the train. Laundry facilities on the first floor. Convenience stores close. Walking distance to skytree, Senso-ji shrine, Sumida park, and best of all Tokyo Rickshaw. My only complaint, i wish i stayed longer. I will be back.
The hotel was in an easy and practical area to reach by foot via the Iriya station, there're convenience store neaby and isn't far from Sensō-ji, a lot of stores and places to eat. It was also rather nicely quiet even during the weekend. The room itself was surprisingly large for a solo traveler despite the price and for the most part, it was comfortable thanks to AC, easy internet access, a decent desk and there were no bad odors in the room either.
The bed however and pillow were absolutely atrocious however. It was very uncomfortable and springs could be felt through the mattress.
Check-in itself was very quick and easy and the staff was nice and friendly. While reception is on the second floor as many reviews state, the walk up there is actually very short and easy.

We were surprised that one of staff speaks English and Chinese
The location is great ,you have a bus outside the hotel to ueno.you are between the Hibya line and Asakusa...also direct train from Haneda.
Location is key,hotel is basic but suits it's purpose.
I should point out that I am lone traveler.
