The staff is top notch and hotel is nice. You are in the heart of the city between old and new town. It is not a quiet hotel. The noise from the streets was loud and there was a scratching noise is the wall between the bathroom and the main room. I assume it was a mouse. Lucky for me I sleep with ear plugs. The conveniance is worth the noise. Just bring ear plugs. The breakfast was great.

The air was not working properly. Let the front desk know and the staff were super nice and helpful. The fix did not work. So got super hot at night…both nights. Great location and super clean.

Staff was great. Kudos to Cassandra who understood our needs during our stay and made everything work out. Breakfast was great although it is the same each day. Far enough from the noise of the Old Town tourists yet close enough to walk to everywhere. Highly recommended!

We had a studio. It was basic, not fancy. But clean and was functional for what we had. It had storage space, but wish it had a luggage rack. The Canon Gate pub across the street was very good (food and drink)

The hotel is only a 9 minute walk from Waverley Station and is easy to do with luggage. It is located right on the Royal Mile, an easy downhill walk to the Palace of Hollywood House and a little longer, uphill walk to Edinburgh Castle. It is an easy walk to Princess Street for shopping. We enjoyed the kitchenette with a convection oven microwave, a 2 burner cooktop, a sink and dishwasher, and all the dishes needed to heat or cook food. The beds were very comfortable and the room is bright and spacious. Outlets are located on the bedside tables for easy charging. I would have given this hotel a 5 star but I gave it only 4 because of 2 issues. We were assigned a disabled room and the bathroom sink was mid thigh. I had to bend right over in order to use the sink and with a back disorder, it was difficult to do. We did complain and we were offered another room, but we had already unpacked and settled in and I used the kitchen sink. Just a warning, if you have back issues or are 6.2, you might want to request a standard room. The 2nd issue was more inconvenient to us. The Wi-Fi connection was very poor, connecting and disconnecting and buffering. The evening clerk suggested I access the internet in the lobby which was not an acceptable solution to me. We did not have Wi-Fi for 2 days. On check out, the desk clerk asked about the situation and offered to reimburse the Wi-Fi portion which was an acceptable solution.

Wonderful hotel, friendly staff, big rooms, only a 5 minute walk from the Waverley train station and less than 5 minutes from the Royal Mile. Very central, yet quiet. Highly recommended!

Clean and spacious. Located on the Royal Mile so very easy for sightseeing. Many restaurants nearby. Room included refrigerator and kitchenette. Only drawback was spacious bathroom had ZERO counter space for essentials (toothbrush, hairbrush etc). Great stay!

The hotel is ideally located near the train station, yet very quiet. All of our day tours were a short walk away. There are many fantastic restaurants within a few blocks, as well as cute shops. Our room had a nice little kitchenette. The walk-in shower was convenient. The employees were very friendly, with great advice. We love that it was "green" in that you need to insert your key in a slot to get lights and they turn off shortly after it's removed.

Friendly staff. The hotel within a period building has so much character. Smooth check in and the gym is nicer than I imagined. The only downside is that my room is facing the court yard and we were woken up at 7am by the creeking noise of the metal garden furnitures. The opening time should be revised for both staff and guests.
