Love Edgewater

We loved staying at Edgewater. The condo had plenty room for all 8 of us. Hardly any wait for elevators which was great. Our only complaints were the floors turned our feet black and the bed was terrible on my back. We all wished for firmer beds. Location was great and condo well stocked.

Penthouse PIG PEN

Edgewater Resort was great, however, the Penthouse was a pig pen... very out dated, nasty matted carpet, water stains from the hurricane a year ago were everywhere, pealing paint on the ceiling and kitchen cabinets, major damage and warping on the wooden floor. We refused to stay here.

Awesome time!

We had a really good time! Some things in the room needed minor work and touch ups. But over all we enjoyed our stay and plan to stay again with you guys. My daughter and her friend somehow managed to break their wrist bands. I have no idea how, but you know how kids are. Thank you guys for allowing us to stay in your resort! It was greatly appreciated and enjoyed!

Summer Vacation

This condo was horrible!!! The ceiling leaked and the balcony door was broken and did not open. Cabinet doors did not stay closed. Curtains and ceiling has mold. Furniture is dirty and several items were broken. There is a wooden block under the bed frame in the second bedroom. Too much to mention here. The property was nice but this unit is so old and not well maintained. Skip this unit at all costs!!!

Great resort, comfy beds

The beds were great, the view is amazing, resort has tons to offer. Edgies convenient store onsite was open even in December, the golf course was challenging and fun, the outdoor hot tubs were on in winter which is rare. Most other PCB resorts turn off their outdoor hot tubs in winter. The outdoor heated pool was very warm and has a neat waterfall. The unit was cool with a second story bedroom and patio. However the dishwasher did not work. The communication with the owner was good, they offered to come fix it. Unit had some folding chairs, boogie boards, and beach toys. I would stay here again.

no a/c, broken washer, roof leaks, very filthy! still had crap in toilets, no room darkening shades, beds and all furniture very uncomfortable, no smoke detectors, cited by fire marshal, many outlets shorted out, my wife got burned plugging in coffee pot, terrible manager, most messages not returned

Overall positive stay

Rating Details: The property manager was more than helpful. The vacation rental was very clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The condo was furnished great, large enough, comfortable and a great location. Extras sheets for the pull out sofa weren’t available and toilet paper was scarce but we purchased more. There were a few issues like multiple outlets that did not work, parking lot lighting that was not utilized, elevator malfunctions (there are 2 so always had 1 working) and a malfunctioning lock on the entry door. There was a leak probably from the AC unit upstairs that was reported to the management company as well as the lock issue. They responded via email but didn’t actually come to the unit. The pool was awesome and access to the beach was convenient. Overall it was a great stay and with little tweaks could have been perfect. I would probably stay again as the issues weren’t major with the exception of the lock (security issue).

Lots of little things

The resort was very strict on the pool and it's use. (not the fault of the room itself) There were little things in the condo that were disappointing. No hairdryer, broken closet door, non working lamp, tv remotes didn't work, leaky refrigerator upstairs. We did have quite a bit of bad weather while we were there, which meant more time spent in our room.

Love Edgewater

Condo was clean. One set of sliding doors were very difficult to open so we just used the other set off living room. Not a huge deal. There was no shower curtain or shower curtain rings in master bathroom but there was a rod so I purchased a cheap curtain and rings and left it at the condo. Towel bar in master bath broken. Otherwise, we had an enjoyable stay as we always do at Edgewater

Great Place to Stay

I booked this condo last minute bc our trip to Mexico got canceled, and we needed something short notice. I booked it before I read the reviews. So, needless to say, once I had paid already, I started to read the reviews. They sounded horrible, and I was certain our trip was going to be just as bad. But, once we got in the condo, it was great! It was not dirty, it smelled amazing! The a/c did not leak not one time, and the dryer and microwave worked perfectly! The view was amazing! I loved seeing the pool and the ocean. The only thing that I could complain about was that the mattresses were not very comfortable, they had a dip in the middle. The TV in the living area worked perfectly. I did not even try to other TV's. The Master Bathroom does not have a shower curtain, but we did not mind. The furniture on the main balcony was decent and usable. The upstairs balcony had 3 lounge chairs that were nice, the table was warped, but again, we didnt have a need for it. All in all it was a win and would definately stay here again.

Work before play

Rating Details: The property manager was adequately helpful. The vacation rental was very dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: After reading the previous reviews we packed cleaning supplies and extra bedding, so glad we did. Coffee cup stains still on the side tables, crumbs left on the kitchen counter, no toilet paper in the whole condo, trash still left in the kitchen trash can. We were so tired after driving for 7hrs and then when we got there and saw basic cleaning not done we had to clean and even took precautions and washed all the bed sheets to be safe. Also there is a leak in the hall, we think it was air conditioning condensation dripping, not nice to step in a wet puddle in the middle of the night...yuck! Also, all the furniture out on the balcony is rusty and some of the chairs are broken. Not how you want to start a relaxing vacation. Clearly the owners do not care about their guests since they have not fixed the issues brought up in past reviews. I was embarrassed to have my family there making fun of the place I booked. On a positive side, Emerald Coast Destination was very quick to respond to my request for an extra parking pass and we’re very nice. The resort grounds and beach were beautiful.

Pictures are deceiving and it needs some attention from management

To be completely honest, we didn’t have a very good experience with this unit. The pictures were clearly taken a long time ago! The dryer doesn’t dry, no parking passes were left for us. We were then asked to pay sn additional fee for parking and told we would be refunded which didn’t happen. The accommodations in this unit have been heavily used. A stair tread with nails was laying exposed by the stairs. There is a light fixture on the upper balcony with exposed wires hanging out. There are light bulbs burnt out. There are several rusted out, damaged chairs, one on each balcony. The lower balcony has no functional chairs remaining. The air vents are filthy, hand prints on the tin ceiling areas. The shower curtains are covered in mold. There’s a duct taped off electrical outlet in the mirror wall in the living room. The main sliding glass door had papers and several kleenex’s jammed in the door slider to seal it because it leaks so badly and the door doesn’t open properly, the door also doesn’t close properly. I could unfortunately go on.. We’ve had so many wonderful experiences with VRBO in Panama City and so this one is definitely an anomaly. We contacted management on all of the issues and though they apologized they didn’t rectify any of the issues.

Would give ZERO stars on condition if possible.

The online listing and photos do not convey the terrible condition of this property. The photos were either taken a long time ago or have been doctored. The unit was filthy when we arrived. While looking for a plug for phones we discovered a dirty spoon and rotten food down the wall and behind the night stand along with an empty beer can and previous renter’s liquor store reciepts. The second bedroom queen bed frame was broken and the matress was completely shot. The bed had blocks of wood shoved underneath it to “try” and fix it. The floors were absolutely filthy up and downstairs. The coffee pot had mold growing in it. The upstairs bedroom had not even been touched by cleaning crew. There were popsicle sticks, parmesan cheese packets on the floor and under the bed. The mattress had pee stains all over it and there were finger nail clippings on the countertop bar area. The light bulbs in several of the lamps were out and we had to rob them out of closets because there is no overhead lights in the unit. The property management company tried to help by bringing a new coffee pot, a blow up mattress for my elderly parents, and the cleaning crew came to reclean but only touched the upstairs room & bathroom. We had to purchase cleaning supplies to clean the rest of the unit in order to feel comfortable staying there. The second day there maintenance came and put more blocks under the queen bed to try and fix it, but no mattress. The third day there they brought a new mattress.

I would never recommend vacationing with Emerald Coast!

Rating Details: The property manager was very unhelpful. The vacation rental was very dirty. I was happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We checked in late Saturday AFTER A 14HR DRIVE. OUR ROOM WAS NOT CLEAN! I emailed the next morning to let them know and they stated someone would come out that day (Sunday). Nobody called or came by. I emailed again Sunday night with a list of things that needed taken care of and that I expected a phone call in the morning. They again said they would be calling me and sending someone to take care of the issues... nothing again. I spoke with the resort and they contacted the owner and he was to get with emerald coast to have them contact me, but again nothing. The resort itself it beautiful. This property was very dirty and emerald coast is very unprofessional! When we checked in there was food everywhere on the floor, counters, cabinets. Mold on the shower curtain. The main toilet did not work the entire stay. The couch smelled bad of urine (where my daughter was going to be sleeping). The rooftop balcony had beer cans dirty dishes, broken chairs/table, the lights didn't work and the railing was very loose. The air conditioning ran down from upstairs and dripped from the ceiling making the lights flicker. We had no blankets and had to use our beach towels until we could get to the store the next day. I had to clean the kitchen and toilets just so we could feel somewhat comfortable to use it. Overall this was a very disappointing experience! We have stayed in a different unit at edgewater and loved it and had a great experience. This unit is very poorly managed.

Reviewer Comments: Location was great view was amazing condo needs some updates the bed frame in bedroom to left is broke dryer vent gets linked up and won’t dry unless you pull dryer out and dishwasher plug in is loose so won’t work unless you rig for outlet to stay plugged in the steps up to rooftop need fresh coat of paint and leaks in ceiling from upstairs bathroom and air conditioning overall was great place great pools beautiful views great price for condo three bedrooms rooftop balcony was huge

Reviewer Comments: This property wasn’t horrible but I wouldn’t pay to stay there again. The dryer needs to be replaced or fixed. It took us two whole days to fry one load. The hot water was awful. The guest bathroom shower was clogged and there was not many pots and pans to use to cook with. Nothing too major, just things we were dissatisfied with.
