KITCHEN: - Fully stocked w/ dishes, utensils, cookware, bakeware - All major and small appliances - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
LIVING AREA: - Large Sofa; additional seating; streaming cable TV; ocean views - Wet Bar w/ bar-stool seating for 2. - French doors open to the ocean-view patio w/ chair seating.
DOWNSTAIRS BEDROOMS: - Bedroom #3: Queen bed; streaming cable TV - Bedroom #4: Twin bed, with 1 Twin trundle bed
EXTRA SLEEPING ARRANGEMENTS: To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.
LINENS: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
ALSO INCLUDED: - Wi-Fi - heating; air conditioning - 4 low-profile beach chairs; hair dryer; iron/ironing board - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)

LOCATION: Ideally situated just north of the Newport Pier and its attractions, yet far enough away from the congestion. The beach and ocean access is perfect for guests of all ages to safely enjoy ocean recreation all year long. Directly out front, the famed Boardwalk bike and walking path provides the best thoroughfare to get around town without a car, it affords the best of people-watching from the comfort of the upper balcony and front patio. But the best entertainment of all is watching the magical Pacific Ocean and its ever-changing portrait any time of year.
RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, rollaway twin beds, and much more! Contact us for more information!
CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
