B&B St John's Villa is really well placed - close to key sights, various transport options and in a more low key residential area, so quiet. The rooms are a good size with a.c. and your own shower. The buffet breakfast was excellent with fruit, baked goods, yoghurt et al. The proprietor was very helpful and suggested less common options to try. There's some secure parking but you'll need to check when booking. Also, there are quite a few steps, so not so great for anyone with mobility issues or young children.

Nice but in hindsight, further out than i would have preferred (not ideal for the traveler that likes taking metros - rolling the suitcase along rough streets for several blocks is not the ideal). Room was clean, quiet and comfortable. Breakfast was adequate.

Unsafe and owner is rude.

We were treated so poorly when we tried to check in, to the point that the owner made us feel very unsafe. The lobby is the owner's living room and there are wires hanging out of the exterior of the building. There is a metal gate on a narrow street without any signage for the residence so it was difficult to find. However, we felt so unsafe by the owner that despite Hotels.com not doing much for us to assist us, we stayed at a hotel up the road for our stay in Rome and paid that hotel directly.

This is a nice place with a friendly and welcoming host, and onsite parking for a daily fee. Accommodation is on three floors, and no elevator - so be aware that you're going to have to carry your stuff upstairs. Breakfast was good, with some excellent bakeries, juice, and coffee or tea. Our room, on the top floor, was comfortable and had everything we needed. We had a rooftop terrace too, from which you could see the statuary on St John Lateran if you leaned out a bit! It's within walking distance to the Baths Of Caracalla, Forum, and Colosseum if you're of regular fitness, and only a couple of minutes to San Giovanni in Laterano. You can do the circuit round all of them, taking your time. There's a Metro starion (San Giovanni) about 5 minutes walk away, and plenty shops just around the corner. I've no hesitation in recommending.

This is a wonderful spot in Rome. We enjoyed the room and breakfast. We walked everywhere and found it convenient. We appreciated having the kitchen for our stay. We would definitely stay again and would recommend to others.
