Amazing countryside villa with private pool in Tuscany between Arezzo & Florence

Tuscan villa in the countryside, a short walk from the old town of Stia, a characteristic medieval village. Villa situated in quiet and panoramic position, with all the amenities. Ability to make cooking lessons (on request), or simply to have a cook for a typical Tuscan dinner in the villa (must try!)

Entering from the automatic gate, an elegant road with cypresses will lead you to our Tuscan Villa.
In front of the house there’s a large terrace where you have a beautiful outdoor dining area. There are also several trees around that keep the terrace fresh and shady in hot summer days.

The pool is located in a panoramic position. There are chairs, tables and umbrellas in sufficient quantity for the whole group.

“Il Cuculo” is a 3 storey Villa. The living room is on the ground floor and it’s really spacious and full of light.. Here you find a fire place, a HDMI1 TV, player and a SATELLITE TV.

There are 2 kitchens in the Villa, furnished with all modern facilities: refrigerator, dishwasher, coffee maker, toaster, electrical oven, wood over for pizza and a washing machine.

The kitchen is equipped for everything you need for cooking: plates, glasses and pottery in large quantity.

On the 1st floor you find 5 bedrooms which can be reached by a beautiful internal staircase or an external one from the garden terrace.

The master room has a private balcony and 3 arched windows. It is about 40 squared meters so we can add also another double bed (sofa bed).

On the first floor there are two more double rooms and a single room.

There is one more bedroom on the first floor with a fold out double bed, but it’s a walk-trough room if you want to reach the second floor you have to pass it.

On the 2nd floor there’s a mansard room with both a single bed and a double bed. This can be also changed in two single beds on request (so 3 beds here). There is also an ensuite-toilet with shower here.

The 4 toilets are all tiled with coloured Italian ceramics (1 toilet on the ground floor, 1 toilet with shower on the 1st floor, 1 bathroom on the 1st floor and 1 toilet with shower on the second floor).

So there are 380 squared meters inside the Villa and 1000 squared meter outside.

Absolutely perfect and authentic Italian

Such a beautiful and authentic villa. A setting no less than perfect for a proper stay in the Italian country side. Just a 10-minute walk from Stia and yet fully private. Lucia was the perfect host - always willing and able to help with any questions we had. We've been spending holidays in Italy for near on 20 years, always agri turismo and this place is up there among the very best. Five-star ratings from me are few and far between, but Lucia and her place definitely earns all five stars.

What an awesome little town in Tuscany! It felt as if we were the only tourists in town. From the cafes to the restaurants, Stia has everything in walking distance! What an amazing stay! We will visit again! Lucia was fantastic with her support and recommendations! We will visit again!

Tuscany small town charm - Il Cuculo

Our Stia stay was exactly what we were looking for as a family of 2 grandparents, 4 adult children and 2 grandchildren, age 2 and infant, plus 3 other adults at times. We enjoyed a walkable town and excursions throughout Tuscany. Lucia was top notch and made our two weeks extraordinary - she booked a private chef, a pizza night at the home pizza oven, suggested wineries and helped with some transportation needs. She was attentive to all our requests! It's a beautiful property with a lovely pool and home. Florence and Arezzo are an hour away but there are many places to explore. The house accomodated our large group. The beds were hard but we really enjoyed our stay and recommend.

Rustic large house, great pool, close to hikes and village

We were a family group of 7 so had plenty of room. The standout was the lovely well-maintained pool with large surrounds for sun loungers. All in a large private garden. The house is basic but well equipped. The internet was intermittent. An evening breeze keeps the house cool despite the very hot temperatures when we were there. It's a windy scenic drive from Florence but a world away from the crowds with a lovely old square to walk to and enjoy morning coffee and pastry. An authentic experience. We had a great time at "Il Cucolo".

Great Family holiday

My family and I recently had the pleasure of staying at this wonderful villa.The villa provided an ideal setting for our extended family holiday, accommodating all of us with ease. The location of the villa was fantastic, nestled ijust the village of Stia that was just a pleasant walk away. We enjoyed the shops, bars, and restaurants in the area. The surroundings were undeniably beautiful, with picturesque views that made us feel truly immersed in the tranquility of the countryside. One of the standout features of the villa was its spaciousness, making it perfect for a large group. The house itself was well-designed and felt like a family home rather than a ‘beige’ holiday rental. The kitchen was exceptionally well-equipped, providing everything we needed for a large group. We particularly loved the brilliant pizza ovenand spinny outside dining table The kitchen equipment was impressive. We found everything from utensils to appliances, ensuring that cooking and dining at the villa were an absolute pleasure. Whether we were preparing a feast or simply enjoying a morning coffee, the kitchen had us covered. It is worth noting that having a car is essential when staying at this villa, as it served as an excellent base for exploring the surrounding areas. We appreciated the convenience of being able to easily reach nearby attractions and take day trips to nearby towns. Lastly, we cannot speak highly enough of Lucia, the host of the villa. Perfect family holiday

The perfect Tuscan villa experience

This was my 4th stay at this villa. This villa is breathtaking, expansive, charming, clean and the best way to get the real Italian experience. Wake up to all of the chirping birds and feel like you are in paradise. Walk to the Coop, pick up some local ingredients and come back and cook a beautiful dinner for your friends and family. You can choose from the two outdoor grills, the wood burning pizza oven in the first kitchen or the oven in the second kitchen. You can book a chef to come cook for you as well. Walk down and meet the local farmer, Francesco, right on the property. If you are nice to him, he may just give you a few dozen fresh eggs, for your morning frittata. Enjoy a lazy afternoon by the pool under the beautiful, billowy Tuscan clouds. In the evening, walk to the pizzeria da Vincenzo and indulge with some pizza and pasta, served with a smile from mama Nina and family. Then head over for some real, homemade gelato. Last but not least. The owner, Lucia and her mother and father are the best hosts. They are very accommodating and will assist with any questions you have or any other information you need. She is very knowledgeable of the area and can give you many recommendations for the town or surrounding areas. There is a reason my friends and I come back to this villa. It is truly a gem and you would not be disappointed. Ciao!

The perfect Tuscan home

We were a big family, 9 adults, staying at il Cuculo in the beginning of June - and it was exactly like in the pictures. There was lots of space and nice rooms, clean sheets and towels (beds were kind of hard but you got used to it during the week). Nice to have many bathrooms, so the mornings were not a hassle. The kitchen was well equipped but the appliances were quite old. The pool and the surroundings were perfect. It was like in a dream to have a morning swim surrounded by lavenders and olives. And it was nice to be waken up by the rooster ;) Lucia was a good host and speaks good English. Stia is a picturesque old village but really traditional in respecting the Tuscan schedules. Shops are closed from 12 to 4 in the afternoon and restaurants only serve food during traditional lunch and diner times. As it is a small town the grocery prices are not as cheap as in bigger cities in Italy, and the choices are limited too. As Stia is in the mountains it was a little bit chillier than other places, at least in the beginning of June when the temperatures were under 25 degrees (celsius). There are nice places to visit nearby like the castle of Poppi. What really surprised us was the mountain roads. Even though it is only 50 km from Florence, the last 30 kilometers take over a half an hour because you have to drive up and down on a serpentine road. All in all it takes an hour 15 minutes to Florence. So I would not recommend this house if you are planning to do excursions to other places in Tuscany. There are mountain roads to go where ever you're driving.

Lucia is erg vriendelijk, het contact was goed. Het huis is groot, lekker veel ruimte in en om het huis. 2 keukens waarvan 1 wel wat verouderd. Niet alle bedden sliepen even lekker maar Lucia zei blij te zijn het te weten zodat ze er wat aan kunnen doen. Het zwembad ligt op een hoger deel, wat verder bij het huis vandaan. Bij het huis is een groot terras met uitzicht op Stia. Wat wij als heel leuk hebben ervaren is dat je vanuit het huis naar Stia kunt lopen voor een ijsje, vers brood of cappuccino op n terrasje, Stia is een heel leuk plaatsje.

Det er et super smukt sted huset er meget stort. Man skal dog være opmærksom på at det ene soveværelse med 4 sovepladser har gennemgang i et soveværelse med 2 pladser. Der er alt i køkkenerne og 2 stuer og mange fine terrasser samt rigtig hyggelig by tæt på. Den sidste aften kunne vi høre opera fra udendørskoncert i landsbyen - det var magisk. Vi havde også kok den ene aften og det var utrolig lækkert og billigt . Skønt sted hvor vi gerne kommer igen.

Everything was perfekt!

We had an amazing time at this beautiful house. Stia is a cue city and everything is reachable in walking distance. Pool and view is great, an the fully integrated Pizza Oven was one of my favorites. The House was clean and the owner very friendly and helpful!

Nur die Größe des Hauses war toll

Das Haus war sehr schön gross aber Zum Haus gelangt man nur mit einem hohen Auto , mit einem normalen PKW setzt man auf und reist sich den Unterboden des Autos kaputt. Die Möbel sind sehr sehr alt , die Betten zusammen gehalten von Panzertape. Von 6 Schlafzimmern ,wie beschrieben, sind nur 5 vollständige Zimmer, 1 Zimmer ist ein Durchgangszimmer mit klappriger Couch zum Bett umgebaut!! Die Kamin Couch überzogen , weil sie darunter komplett kaputt war. Unter der Wohnzimmer Couch 3. Nester mit vollen Spinnen Eiern ( wenn es geht füge ich Bilder hinzu) , haben erstmal das Haus von Spinnen , Ameisen und anderen krabbel Tierchen befreit und das nach 16 Stunden Autofahrt. Im Inserat stand Wäschetrockner und Badewanne, leider waren diese nicht vorhanden!! Weit ab von größeren Städten man braucht 1 Stunde vom Berg runterzufahren!! Leider sehen die Bilder besser ( bearbeit ) aus als in Wahrheit!! Das Grundstück auch sehr ungepflegt, viel Unkraut und der Weg zum Pool ein Abenteuer mit klapprigen Steinen !! Für den Preis für 9 Übernachtungen waren wir enttäuscht 😞

Eine Woche zu siebt haben wir die Zeit in der Villa mit Pool und zahlreichen Kochmöglichkeiten in absoluter Idylle verbracht! Gastgeberin ist sehr sympathisch und jederzeit erreichbar! Sehr zu empfehlen!!!!!

Excellent séjour

Nous avons passé un magnifique séjour en famille. La maison est très bien équipée, tout particulièrement dans la cuisine. La grande table ronde sous la terrasse nous a permis de partager tous nos repas en famille, à l’ombre. Lucia était très réactive aux messages que je lui ai transmis durant le séjour. Spacious house with full Tuscany experience

We had a great time in the house. It was very clean and spacious. We enjoyed the nice pool area, the pizza oven and the amazing views from the different terraces. You will find everything you need in walking distance in Stia and can also enjoy the beautiful nature around. On top of that Lucia was a great host.

Wunderschönes Haus in Stia

Wir hatten einen wunderschönen Aufenthalt in Stia!! Die Kommunikation mit Lucia verlief immer einwandfrei. Sie war sehr hilfsbereit und zuvorkommend. Das Haus ist sehr viel schöner und größer als im Inserat dargestellt. Außerdem ist man innerhalb von 1 1/2 Stunden in Florenz! Vom Haus überblickt man Stia und ist ganz für sich. Wir können das Haus nur weiterempfehlen!!
