Nice staff, but could use cleaning and repairs!

We arrived prior to check-in and our luggage was stored while we explored the city. The manager (I think) provided us with a map and drew directions and the best routes for going the places we wanted. He was very helpful! By the time we got back to the hotel our luggage was already in our room. As nice as the staff was, the carpet was full of stains, there was mildew in the shower, and the bathroom paint was peeling. So… I’m not sure I’d stay there again.

We booked this property last minute after our other hotel canceled our reservation 2 days before check-in for no reason. Turned out to be lucky for us since this was the nicest hotel. The staff was friendly, the rooms were comfortable, and the location was great. There was also a nice continental breakfast to start the day. We liked it so much that we decided to cancel our other hotel and stay here instead for our last night in Italy. I would definitely recommend this property.

We loved our stay at the Hotel Gregoriana. The staff was very helpful, our room was quiet and comfortable, the buffet breakfast was very good, and the lobby was beautiful. A few minutes walk to the piazza, lots of restaurants close by. The walk to Bologna Centrale is about 20 minutes and a very direct route. We would definitely stay here again!

Terrific location! Hotel is situated right in the middle of the city, with many restaurants and bars nearby. Plus, quick easy access to many attractions. Would highly recommend!

The Gregoriana is a modest hotel about 5-10 minutes slight up-hill walk from the Spanish Steps. Location was convenient and the room was decent. The Staff was friendly and helpful especially the Breakfast staff. It's not very close to some of the other major tourist spots like the Colesseum, Vatican or Trevi Fountain but those are easily reachable with an Uber or Taxi.

Really well located hotel a few minute walk to the Spanish steps. The hotel front desk staff are all amazing and super helpful. Calling taxis and giving recommendations etc. Housekeeping kept the room perfect. Highly recommend this hotel. Elevator was a plus.

The property is located close to some of the major landmarks in Rome. Clean, quiet and comfortable room. Neighborhood is safe and easy access to everything. The only issue was their breakfast option .. very very strong coffee, unappetizing bread .. no eggs I paid 2 euros for one . Fortunately the hotel is very close to a delicious bakery that opens early and have great breakfast.

The hotel was quaint and comfortable with four rooms on each floor. It was located close to the Spanish Steps and the Trevi Fountain and within walking distance of many shops. The best part was the staff!! I could ask as many questions as needed and they were always patient and helpful. I am so glad that I picked Hotel Gregoriana as my base for my stay in Rome. Without a doubt, I would stay there again!!!

The location of the hotel is fantastic. We stayed here for Easter weekend 2025. We were able to walk to the Vatican. Also did all of the tourist things - very walkable. I would say, however, that the front desk staff is not friendly or welcoming at all. My mom took a fall and we needed ice and I asked where I could get ice and you would have thought I was asking for gold. The front desk person has to get it for you - so you feel terrible asking for it as it made the person very put out. Even prior to this though, they weren't friendly. Which is too bad because other than that I would recommend this place but because of this, I wouldn't not recommend to family and friends. Very uncomfortable, especially as you have to get the key to your room from them every time you leave and come back -so you're always dealing with them.

This was a beautiful property located close to the Spanish Steps. It had the old world charm but with all the modern amenities. Breakfast was nice but under staffed, so we waited a long time to be served. Front desk was very helpful and gave us lots of suggestions of things to do and places to eat.

Unfortunately had strong mold odor in our ventilation, so could not use. Staff acknowledged it but could not do anything about it or change rooms. Also mold in shower. So hard to appreciate anything else when strong mold odor in the room.

Loved this place. Room had enough room for everything. The staff was professional and courteous. Less than 200 yards to the top of Spanish Steps, but a quiet room could even sleep with windows open. Their breakfast wasn't just rolls and juice. I'm type 2 diabetic and it had adequate protein options for me.
