Great condo with a great view

The condo was just right. Clean and up to date. Benchmark Management was awesome to work with and very attentive. The view was wonderful and the beach access was only a short golf cart ride away. The Beachside Villas provided the shuttle service and they were super nice and responsive when we called. A great trip!

Property as advertised

I was there with my 18 yr old granddaughter. The condo was great clean and tidy. Beds were great! They do give you starters toilet paper, trash bags, dish and laundry soap and toiletries. If staying more than a few days bring some extras. A couple things we brought were extra towels and a rug for inside the front door. Trolly is great I suggest taking advantage of it. The walk to the leased beach can be a lot specially if you have young kids. Pool was great. We arrived on Sunday before labor day and it was quiet. It picked up over the holiday. But nothing crazy. The condo is tucked away like a hidden gem.

S time looking for a rental, better beach access for next trip

Overall, I do not recommend this vacation rental. Reviewer Comments: BS villas. I have used unit 612 at least 5 times. We came back right after last really bad hurricane to support rental owners and restaurants. We didn’t even know if the shrimp were safe to each. Now, poor beach access with no rental chair companies for BSV leased space, which was a difficult walk after trolley delivery. Very far from condo. Had to use Walton public beach and drive to it, to have chairs/ umbrellas. Crowded, loud, smokers, radios .At condo no TP or towels in 1 bath. Room locked and had to call maintenance. Door code pad a mess needs replacing. Challenging trip for seniors.

The ground-floor setup was a game-changer, eliminating the hassle of stairs, and having parking close by was a practical convenience. The stunning view of the Gulf from both the couch and kitchen added a touch of tranquility to our experience. Striking a balance between serenity and accessibility, the condo allowed us to escape the city bustle while being within reach of destinations like Panama City and Destin. Easy access to nearby communities like Seaside gave us additional options for exploration. The in-unit washer and dryer were a real lifesaver for keeping up with the kids' laundry, allowing us to relax without worrying about chores. Perfectly suited for our family of four, Beachside Villas 612 provided a simple, comfortable, and affordable beachfront escape. I highly recommend it for mothers looking for a relaxing and family-friendly seaside experience.

Overall, I recommend this vacation rental. Reviewer Comments: My family and I have vacationed at this unit several times. I believe this time was our 5th. We enjoy it very much. You are right accross from the beach access so you can sit and people watch from the couch. This also means you are steps away from the beach. You are paying for an off beach unit that is pretty much on the beach. Oh one thing we learned the hard way, there are power outlets under the kitchen cabinets. You will never see them unless you get down low and look. We had charging cables all over the counter until we found these extra outlets. The windows and doors were recently replaces and they look great, but there is no curtain or blind on the kitchen window. This window looks directly to an adjacent multi story property so keep your clothes on when walking around! I'm hoping this is something they plan to address. We do plan to come back and have always enjoyed staying at this hiddden gem.

Second times a charm!

We are a family of 4 with a 3-year-old and a 10 month old. This was our second time staying at this property and one again we were very pleased with it. The unit is clean and in good shape. The kitchen is very new and modern. The two bathrooms are a little small but very clean and well maintained. During our last stay we noticed that the mattresses were worn out, well that has been corrected and the replacements are much more comfortable. We love to take photos of our kids and share them with our family back home so the strong and fast WIFI is a big plus. The beach access could not be any better, there is a public beach access 15 yards from the door. You can see the ocean from the sofa. Unlike other parts of town, you do not have to walk up and down dozens of stairs when you go to the beach. One of the main reasons we like this property is it is almost at sea level. We really like this area of town. It is close enough to everything but far enough away it is quiet. If I have any complaint it is the sliding door to access the porch. The salty air has really affected it and it looks rough and doesn’t lock well. There is a metal bar you can use to secure it, but this seems like it is holding back an otherwise awesome property. We do plan to stay again next fall.

Not worth the expensive cost

Beachside Villas 2 bed/2 bath unit was sub-par at best. For that much money, I expected a clean property with easy beach access. The ocean view you have, is just that. You CAN NOT utilize the beach unless walking way down the coast or getting a ride on the trolley cart(about a mile) which is very inconvenient if you want to take chairs, tent, coolers, etc. No wagon or anything like that is provided. There was a man and his crazy wife literally running you off the beach at the end of the boardwalk. The unit itself was dirty. The floors had clearly just been half swept, not mopped. There was debri under all the furniture (trash and even a unknown pill). I also found a generic hanger on one of the beds, under a coverlet which let me know the linens had not been changed before our arrival. Some things have been "updated" like the kitchen area but definitely not the entire unit. The carpet was also dirty and stained. The TV's didn't have a signal but that wasn't a big deal for us. Internet access is very spotty. Our upstairs neighbors had several children so it sounded like they were tap dancing starting at 6:30 every morning. As for the complex, it was decent except for the fact that the pool heater was on in June which made the water feel like a bathtub. We addressed that with the young man at the office but he nonchalantly brushed us off and said we were wrong. Everyone could feel the hot water flowing into the pool. As for positive things, the unit did have a pretty view, the water pressure was great, it was very convenient to shopping/restaurants and the people driving the trolley were super sweet and accommodating.

The only 2 issues are the bed in the master bedroom is not comfortable at all, it’s way to firm. The other and it’s minor, is the parking needs to have assigned parking so you are not having to park around the corner to get to your condo.

We still had a great view of the water. Condo was great. Beds are comfortable. The condo is very cute, nicely decorated., Clean. Close to everything we wanted to do. We love coming to Beachside Villas. Recommend that the owners of the villa 612 provide outside seating that allow you to sit up higher so you can view the water a little better. Also recommend that Beachside Villas improve their shuttle to the beach and/or provide better beachside services. We ended up walking back loaded with our gear every day.

Reviewer Comments: I have been to over 40 states and countries, this was the worst. all the furniture;re was old, layout was horrible. hard to get in fridge, microwave was too high, toilets were l5 inches high from floor, no vanities, one closet. only local tv no pay channels. went for 8 weeks, you can imagine what it cost me.small deck. wife could. not reach bottom of washer

The only suggrestion is a placard describing the remote controls. I finally figured them out except that the one remote that controlled cable access would not work. I called for maintenance but no one ever came

Overall, I recommend this vacation rental. Reviewer Comments: We loved this condo! It was super clean, modern, had all updated and name brand appliances, lots of tv’s and also comfy beds. With a toddler it was so nice to be just steps from the beach. It was perfect for our family size and we plan on staying here again.
