Overall, very good value for Kyoto. Breakfast was good value for ¥1500 per person with well rounded Japanese breakfast and some western options. We stayed in the Annex which is a separate building not staffed by reception (just key cards, it was 2 buildings down), though we requested “a view” was allocated a room which opened to the air conditioning units of the back building. Useful to have the in-house washing machine, though its drying function was poor and needed hours at times to fully dry the clothes. They also won’t clean your room unless you’re staying more than 7 nights, citing “eco-friendliness”. Charge of ¥1500 if you do want your room cleaned before then (note: most people don’t stay that long in Kyoto anyways) Location was good as in it was near a subway line and Nishiki market. However not much affordable food options nearby, needed at least a 15 min walk most of the time. So overall good value for price but wouldn’t necessarily choose this location in the future. The lack of room cleaning unless you’re staying more than a week is also questionable.

We stayed here a few nights while on our 2 weeks in Japan and of all the properties we stayed this one was by far the biggest room of all our hotel stays. We loved that the unit had a washer/dryer which was extremely handy to have and use. The hotel itself was centrally located and walkable to things to do and see. Would recommend this property.

Spacious room, great location - Menya Yukou and Aman Dacotan were both within 2 blocks, subway station was a block away and all sorts of shopping within a 15 minute. Washer/dryer was a plus!

The hotel has two buildings - the main building and the annex. The main building has smaller rooms with comfortable beds but in the annex we found the beds to be much harder and quiet uncomfortable. We noted that other guests experience the same problem and the hotel gave us blankets as an extra matress cover - they did not have spare bedding to help, which was surprising. The breakfast is very authentic and provides good Japanese fare but supplement by eggs, sausages coffee and pastries for those who want a western breakfast. There was no option of cereal or non-diary milk but you can buy this from a nearby 7-11 (50m away).

Tokyu Stay was a beautiful hotel and very conveniently located by the subway and bus stations. They offered free sake in the evenings, as well! The staff was very nice and helpful. The beads were so comfortable and the comforters felt like clouds. I absolutely loved my time here.
